
18th century village house
in the Puisaye-Forterre area
In the French department of Yonne, 140 minutes from Paris, A6 motorway, 30 km (19 miles) from Auxerre, French SNCF train station in the same town. This house is in the Puisaye-Forterre area, the land of the French author Colette. The village with 150 inhabitants has a baker-grocer’s store that locals deem excellent.

This is a family property with a main two-storey building, annex buildings with workshops for a skilled handyman, a barn transformed into a garage and an area for storing the equipment for maintaining the parklands. The garage is an extension of the house.
There is an unobstructed view of the surrounding countryside at the end of the parklands.
The street entrance gates open on to a paved pathway. This pathway passes in front of the house then, gravelled, extends into the parklands.
The house is from the 18th century. Its main facade, all on one level, is perpendicular to the gates leading on to the street that runs through the centre of the village. A gable facade opens on to a small terrace with a view over the parklands.
On the ground floor, doors alternate with large windows, dividing the house into two sections. One section on the ground floor includes a lounge and two bedrooms, an access corridor and a kitchen which forms the connection with the second house.
The second house has its own separate entrance. The ground floor comprises a dining room, an extra kitchen, a lounge, a large kitchen, a toilet, a bedroom and a bathroom.
The two houses intercommunicate at several points with notably one communicating door in the entrance hall of the second house which opens into the lounge. The first floor, however, covers almost all the floor surface area of the house but only one section is converted. It is easy to pass from one house to the other.
The first floor is accessed via a stone stairway in the first house as well as via a stairway in the dining room of the second house.
The bedrooms follow on one after another. There are 6 bedrooms and two bathrooms in total on the first floor of both houses.
Fireplaces have been added to the lounges and the bedrooms.
Three of said fireplaces are worthy of note. All three are Louis XV in style, but they are very different from one another. The first comprises a trumeau with stucco decoration and geometric motifs, a painting in the centre and chimney jambs adorned with flowers. Its lintel is also decorated with a floral motif.
The second fireplace of the same style is in the lounge of the second house, it has no trumeau. Its chimney jambs are simply moulded and the lintel is adorned with a large leaf.
The third one is in the bedroom of the first house. It has a trumeau adorned with a garland of small flowers and ferns with a painting in the form of a medallion in its centre. The jambs of the fireplace are also curved and feature a lintel decorated with a large acanthus leaf surrounded by very small blooms.
The floors on the ground floor feature terracotta tiles, modern floor tiles or carpeted floorboards.
The lounges and the dining room have French ceilings, whereas the bedroom ceilings are more recent and are well insulated.
An area awaiting conversion on the first floor could be used to enlarge the living space. It has an exposed roofing framework in a good state of repair. The flat Burgundian tile roof was redone two years ago and is therefore in pristine condition.
The rear facade of the house overlooks a small grassy courtyard bordered by the blind wall of a neighbouring house.
This unpretentious house is easily reached from Paris. Significant renovation works are, however, required inside in order to modernise the house. The carcass is in a good state of repair: the roofs have been entirely redone and the houses completely rewired thus making it possible to move in straightaway.
The parklands are pleasant and extend into fields, therefore secluding it from neighbouring houses.
This property is consequently ideally suited as a holiday retreat or a family home.
