17th century dwelling in the French department of Mayenne
Location
In the south of the French department of Mayenne, a rich territory where the historic provinces of Maine and Anjou meet, a land favourable to visitors that harbours numerous chateaux, Romanesque churches, etc.
The property is 32 km (20 miles) to the south-east of Laval, 59 km (37 miles) to the south-west of Le Mans, 90 km (56 miles) from Rennes, 280 km (175 miles) from Paris (237 / 148 of which are on the A11 motorway), 17 km (11 miles) from the Sablé-sur-Sarthe TGV train station with its 75 minute links to Paris.

Description
Situated on a culminating point in the middle of the countryside, the 5,500 m² (5,920 sq ft) property comprises a 17th century dwelling and service quarters partly converted into a guest house.
Once much bigger, this dwelling has, over the centuries, been divided in half, then extended by a long wall which crosses a driveway.
The owners, being garden lovers, have created several areas which enable us to discover various universes.
The rectangular building with its rendered shale walls and slate, gable roof, is built over a cellar. The dwelling spans two stories with three sets of windows per floor.
It comprises numerous period features: monumental fireplaces, a stairway with slate steps, beams and a “potager” (hearth where meals were cooked on embers).
Spanning approx. 220 m² (2,368 sq ft) of living space, it includes:
On the ground floor, an entrance hall with a dressing room and a toilet. On the left, the stairway with its slate steps which leads upstairs.
On the right, a lounge with a dining room and a kitchen. The residence is extremely luminous due to its small-paned windows and its double aspect rooms.
The 1st floor includes a landing, 2 bedrooms, one of which has a fireplace, a bathroom and a toilet.
The 2nd floor includes 2 bedrooms with sloping ceilings, a bathroom and a toilet.
The driveway is bordered by a first outbuilding spanning a surface area of 70 m² (753 sq ft). Facing this is a garden that separates it from another slate roofed, two storey building with a surface area of approx. 450 m² (4,844 sq ft) that is partly converted into a guest house (50 m² / 538 sq ft).
Our opinion
Situated in the heart of the countryside, the property with its spacious, partly converted outbuildings makes it possible to receive family both privately and independently.
The nearness of the neighbours could bother some whereas others will see it as a security measure for when they are away.
And, who knows, the other part of the dwelling might one day be up for sale...
