15th century village house
in the Poitou region

Location

In the centre of the Poitou region, 420 km (263 miles) south of Paris (13 km / 8 miles from the A10 motorway), and less than 100 km (63 miles) from the Poitiers-Biard airport with direct flights to London, Edinburgh and other European capitals.
Situated in an old village of 200 inhabitants, on the outskirts of a region called “Gâtine”, with its small pasture fields, its broadleaved-tree woods and unspoilt countryside just 25 minutes from a town.

Description

The house, built in the 15th century, behind its carriage gates, is a small, square, noble residence with a truncated tower on one side. Facing south, the facade proudly features windows from every era, ogee and Renaissance-style mullioned windows, and a semi-circular arched entrance door.
Approx. 230 m² (2,476 sq ft) of perfectly restored living space:
Ground floor: lounge, decorated by the artist-owner (walls, ceiling and fireplace modelled on Rouen earthenware), large bedroom with herringbone parquet flooring, a fireplace and a shower room in the tower.
Dining room with locally made terracotta tiles on the floor, a large-sized fireplace and exposed beams; summer terrace.
The medieval spiral stairway leads upstairs: master bedroom with a wonderful fireplace, dressing room and shower room; two small bedrooms and a study.
The 33 m² (355 sq ft) artist’s studio adjacent to the house on the garden side could also be used for a bed & breakfast activity.

Outbuildings
Approx. 400 m² (4,305 sq ft) of adjoining outbuildings: wood shed, garage, barns, workshops, bread oven, laundry drying room, and a small orangery; all in a good state of repair, although certain roofs are in need of some attention.
The south-facing garden spans approx. 5,000 m² (1.24 acres) of gently sloping land. The owners have incorporated an interesting character that does not need a great deal of upkeep.

Our opinion

An interesting historic house for those who wish to be able to move in immediately. They will find all the advantages of good renovation works without having to suffer the inconvenience. The owners have paid great attention to all the works, preserving and highlighting the original features. Not overly large, but sufficient to comfortably house a family of 6. With the additional feature of an artist’s studio that could be used for bed & breakfast or as a guest house. It would also be possible to complete the property with the addition of a swimming pool not far from the house.
