Traditional Mas house dating from 1835 in Provencal Drôme

Location

This traditional Mas house is situated in a very lively village in Provencal Drôme, in the heart of a region with a good tourist trade. It can be easily reached from Montélimar’s TGV train station or the “Montélimar Sud” motorway exit (20 km / 12.5 miles).
The surroundings are predominantly part of the vine-growing area with “Côtes du Rhône” appellation.
The village boasts a primary school, shops and a doctor.

Description

This stone building, built in 1835, is situated on an entirely enclosed plot of land spanning 1,000 m² (0.25 acres). An 8x4 m (26.2x13.1 ft) swimming pool separates the main 260 m² (2,799 sq ft) building from the 80 m² (861 sq ft) annex building.

Ground floor: entrance hall with toilet, 26 m² (280 sq ft) fitted kitchen. Floor tiles. Back kitchen and small wine cellar, 35 m² (377 sq ft) dining room opening on to the south-facing terrace. Stone wall. 33 m² (355 sq ft) south-facing lounge, opening on to a 10 m² (108 sq ft) veranda, and a toilet.
1st floor: 20 m² (215 sq ft) bedroom with stone floor and wall, 9 m² (97 sq ft) linen room, toilet and dressing room, 15 m² (161 sq ft) bedroom with parquet flooring, 12 m² (129 sq ft) bathroom with shower and bath, 35 m² (377 sq ft) bedroom with shower room and toilet. Stone floor.
2nd floor: 24 m² / 258 sq ft (Carrez law) dormitory. 25 m² / 269 sq ft (Carrez law) attic space with toilet, awaiting conversion.

Annex building: 31 m² (334 sq ft) workshop housing the pool machine room, 29 m² (312 sq ft) linen room, illuminated via a “Velux” window. This unit could easily be converted into a flat.

Outbuildings: 8x4 m (26.2x13.1 ft) swimming pool with a removable cover. Shelter for two cars.

Our opinion

This village house, situated in superb surroundings, has all home comforts, is not in need of any works and is easy to maintain. It would, therefore, suit owners wanting to change this holiday home into a permanent residence for retirement purposes or a change of lifestyle. The annex building could be used for a bed & breakfast activity.
