
Former, Normandy, 17th century farm in the French department of Eure
In the middle of a Normandy village, 105 minutes from Paris. Deauville beach is 60 minutes away. Neubourg with its shops and schools is 5 minutes away. The village is virtually equidistant from Rouen and Evreux. Surroundings include the tourist sites of Bec-Hellouin and the Champ de Batailles castle.
As the property is in the middle of the village, it is entered directly from the street. The rectangular grounds are divided into two: the front garden and the land behind the property.
The house has two independent entrances, one for the owners and one for the bed & breakfast activity.
The house
This former 17th century farm is typical of Normandy housing. Its lower sections are of stone and flint on which is mounted the half-timbering. Probably once wattle and daub, the gaps in the half-timbering have been redone with brushed lime. The house is L-shaped. The gable roof over the owners’ section has local flat tiles, whilst there is a slate roof over the bed & breakfast section.
The entrance for the owners’ section is via a room that has been added on in the same style as that of the house, opening into the kitchen as well as a study area that is separated by well-spaced beams and a toilet. This extends into the dining room which leads into the lounge via three steps.
Upstairs are the bathroom and then a corridor leading to three bedrooms.
The entrance for the bed & breakfast section opens directly into a lounge and an open-plan kitchen. A small stairway, next to a bedroom set aside for disabled guests, leads to another bedroom.
There are 3 bedrooms upstairs. The five bedrooms in the guest section are in a good state of repair and they all have their own shower room and toilet.
A small room has been kept as a workshop. A cellar, originally for cider, can be accessed via an old door, next to the holiday accommodation.
The outbuildings
A “charreterie” where carriages were once kept next to the pond is now used for cars.
Clearly separated into two self-contained sections, the guest bedrooms and the owners’ house do not get in one another’s way.
The property is immaculately kept by the current owners which is essential when running a professional business.
There are numerous possibilities for development as requests have already been made by the equestrian centre, the golf course and other nearby tourist organisations. It would also be possible to stop the bed & bedfast activity and keep the guest bedrooms for friends and family.
