At the end of a long paved and wooded avenue, extended by an isolated, suntrap courtyard, facing a Palladian villa classified as a historic monument and dating from the Restoration period.

Description

Covering the full surface area of the second floor, the property, three flats joined together, is accessed via a stairway. This predominantly south facing, horseshoe-shaped, through flat has 10 main rooms. It spans a measured surface area of 2,282 sq ft, currently, set out with 3 bedrooms and 3 bathrooms, but could easily be redesigned.
The double, armoured landing door opens into a former part of the service quarters turned entrance hall, illuminated by a window; oak parquet flooring, a semi-calotte marble alcove and a ceiling staff in the form of an open flower.
To the right, a former photographic studio with diagonal parquet flooring, the central section of which is “Arenbourg” marquetry. It also has two windows looking on to the same courtyard as the entrance hall. The ceiling frescoes are a succession of vine leaves and open flowers.
Fireplace with a black marble mantelpiece, topped by a large mirror, the reveals and fire-plate of which are decorated with a metal hearth plate with low relief Roman-style motifs. A cupboard is built into the wall to the left of this. A flight of steps to its right leads to the former darkroom, closed by a spring-return door and transformed into an independent living room with bathroom, kitchen and bedroom.
An interior window has been added between the shower and rest rooms, both of which overlook the inner courtyard via two windows.
The entrance hall continues into a lounge with parquet flooring, illuminated by a window looking on to the facade of the listed mansion house, fireplace with rounded Italian-style jambs, marble mantelpiece and cupboards inserted in the sides of its hood. The ceiling staff is identical to that of the entrance hall. These two rooms are separated by a short corridor which, closed by doors and partition walls, contains to the right and left, a bathroom with bath tub and toilet.
The door to the first lounge, with its panels adorned with motifs representing a flower arrangement and a teapot, opens into a ladies sitting room with parquet flooring and one window. The other door of the ladies sitting room, also adorned with flowers and a lyre, leads to a second lounge, illuminated by a double window; diagonal parquet flooring and ivy leaf motifs on the ceiling.
A smoked-glass French window, adorned in all four corners with floral motifs gives on to a corridor which also gives access to the first lounge, and to the current dining room via a flight of steps. This room with parquet flooring, where identical mouldings representing a branch of ivy decorate the ceiling and door frame, gives access to another small ladies sitting room with decorated wall panels, leading in turn by means of a corridor to a bedroom with en suite bathroom and to the kitchen.
The dining room, bedroom and ladies sitting room all have French windows looking on to the villa pediment. An interior window illuminates the bathroom.
The kitchen has “opus incertum” floor tiles, a semi-calotte alcove, a window facing that of the entrance hall and a room hidden behind a piece of mobile furniture.

Our opinion

Small, friendly, jointly owned building where a few tables, benches and chairs are set out so that the external paved courtyard can be fully appreciated.
This flat has a certain “Bohemian” charm, a provincial peace and quiet that cannot be denied and enormous potential. It is an unconventional and unusual property.
It is, however, in need of conversion works.
