Description

This Mansard-style residence dates from 1870. It was entirely renovated and modernised in 2003. It features late 19th century external architecture. The internal layout has been completely redesigned in a contemporary style giving precedence to space and luminosity.
The building is topped with a Mansard-style roof with a zinc deck and slate roof break. Both sides of the roof feature three two-sloped roof dormers with triangular stone pediments. The outside walls are of natural sand-coloured, dressed stone.
The cornerstones, the framing and coping of the central windows, the cornices and the consoles are adorned with wrought stone relief. The period railings are of cast or wrought iron. Slightly set back from the facade, adjoining a gable wall, a later extension with a roof terrace receives the stone stairway that leads to the porch way which is protected by a wrought iron and glass canopy. Directly accessed from the large lounge by three French windows, a paved terrace of approx. 40 m² (431 sq ft) extending into a wide stairway opens on to the garden behind the building facing south towards the woods. The tall windows on every floor make the inside of the building extremely luminous.

With approx. 360 m² (3,875 sq ft) of living space, the floors are of marble or oak parquet flooring; the bathrooms are tiled.
The ground floor comprises a large entrance hall with a toilet, this leads straight on into a kitchen (modern, brand name equipment) with an eating area; and right to the three communicating reception rooms including a fitted bar (sink, refrigerator) and a library (solid oak) overlooking the terrace and the garden. Cornices, a period rosette and a Louis XV white marble fireplace in the dining room and a contemporary closed-hearth fireplace in the lounge. A wide oak stairway with two quarter turns and wrought iron and white lacquered cast iron railings.

The first floor includes the landing, two large bedrooms with a bathroom and a shower room. Another bedroom and a toilet. Dressing rooms and cupboards. The second floor with slightly sloping ceilings includes the landing, a 40 m² (430 sq ft) suite with a bathroom (Jacuzzi) and a dressing room, a study/library, another bathroom and a toilet.
The basement comprises a fully equipped projection room dating from 2008 and a large games room; a laundry room, a machine room, clay floor storerooms and a wine cellar.

The independent outbuilding consists of a pavilion that was entirely renovated in 2006 in perfect harmony with the architectural character of the property. The rendered walls are the same colour as the main house. The upward-curving slate flake roof features five large roof dormers making the attic space perfectly habitable (new roofing framework).

The ground floor comprises: a garage (2/3 cars), a workshop, a gardening shed, a wood shed and a bin storage area.
Upstairs, the comfortable 75 m² (807 sq ft) flat comprises a lounge/dining room with an open-plan fitted kitchen, two bedrooms and a bathroom.

1,400 m² (0.35 acres) of landscaped grounds with flowers and trees. A paved courtyard at the front provides easy access to the garages. A large stone barbecue. This immaculately kept property is fully enclosed by walls and entrance gates.

Our opinion

A prestigious middle-class, 19th century property with elegant architecture, a quality building and contained contemporary renovation works, are but some of the assets of this wonderful family home. All the elements of immense comfort are there: surface area, layout, outstanding conversions and home automation.
Not forgetting a renovated outbuilding in pristine condition.
Situated in an unspoilt, nuisance-free district, just a stone’s throw from the Vincennes Woods, in a residential neighbourhood very near to Paris.
A successful rehabilitation project.
