Late 18th century presbytery in Upper Normandy, 80 km (50 miles) from Paris

Location

A lane winding through unspoilt Normandy countryside leads to the property situated in a small village with 500 inhabitants, 80 km (50 miles) from Paris, 50 km (31 miles) from Evreux, 70 km (44 miles) from Rouen and 10 km (6 miles) from the nearest provincial town with all shops, schools, French administrative services and a French SNCF train station (Paris can be reached in 45 minutes). Beauvais airport with its numerous international destinations is approx. 40 km (25 miles) away.
Golf courses, horse riding centres and museums are all within reach of the village.

Description

The property
History tells how the Prussians occupied the residence in October 1870. Thanks to its dominant position, a magnificent view over the fields can be admired from the walled garden which spans a surface area of 500 m² (5,382 sq ft) and in which stands a former, comfortable presbytery. A guest house adjoining the main building is in need of full restoration works.
A vaulted, 16th century cellar takes up part of the basement.
On a lower lever, outside of the garden is a garage.
A garden shed is situated on one side of the property. Despite near neighbours, the peace and quiet invokes an image of a peaceful village life. The garden is planted with exotic catalpa trees which provide it with original blooms in the flowering season.

The presbytery
With its brick facade, its slate hip roof, its double casement, small-paned windows and its slatted shutters, it has the appearance of a robust, village building.
The dwelling comprises two completely restored floors and a third where the attic which covers the entire surface area could rapidly be converted to increase the living space. The rooms are all luminous and for the most part have fireplaces and old terracotta floor tiles. A covered porch with 5 angled steps leads to the main entrance. Its awning is supported on each side by abutment pillars with wooden corbels.
With a surface area of approx. 150 m² (1,615 sq ft), excluding the surface area of the attic, the house contains 3 main bedrooms.
Ground floor: a vast entrance hall provides access to a lounge on the right, a dining room with access to the outside via French windows and a Louis XVI fireplace. On the left, and behind the latter is an old-fashioned kitchen that also has access to the outside, and a storeroom. A toilet and a boiler room complete this floor.
1st floor: 3 bedrooms with cupboards and fireplaces and a bathroom are set out to the left and right of the main landing and along a long corridor.
2nd floor with sloping ceilings: this vast attic could be converted into 2 bedrooms and a bathroom.
Basement: the vaulted cellar, built of bricks and comprising 2 rooms, probably dates from the 16th century.

The outbuilding or guest house
In need of full restoration works, it comprises a living room with a fireplace on the ground floor and an upstairs that awaits conversion. The floors are also of terracotta tiles.

Our opinion

An elegant residence, ideal for relaxing at weekends or during the holidays. A pastoral setting where hiking, cycling and pony trekking are the order of the day. The region is just waiting to be explored. Apart from the conversion of the attic space and the restoration of the guest house, there are no works to be scheduled. Its proximity to Paris is yet another asset. The small surface area of the grounds is forgotten as the eye is drawn to the surrounding fields and woods.
