18th century presbytery in a village in the Anjou area

Location

Between Paris and the Atlantic Ocean, in the heart of the Anjou area, in wooded and undulating countryside, rich in castles and manors.
Approx. 270 km (169 miles) from Paris, and 10 km (6 miles) from the A11 motorway. 9 km (5.5 miles) from a village with all shops, primary and secondary schools, a golf course and all amenities.

Description

The property with its surface area of approx. 2,000 m² (0.5 acres) is surrounded by stone walls on three sides.
To the east, an entrance way comprising two stone pillars and a separate pedestrian entrance provides access to the courtyard where two buildings stand facing one another. One of said buildings contains the former baker’s, the barn, the cowshed and the stable to be restored. The other includes the village post office which is to remain open until the sale. A priest’s garden stretches up to the house. Two elegant evergreen oaks over one hundred years old, evoking many symbols, give wonderful harmony to the property.
An unobstructed view to the west enables the countryside as well as the 12th century bell tower to be appreciated.

The house
Set in the centre of the garden, this 18th century presbytery was extended from its south gable with the addition of a lower building in the 19th century.
Rectangular in shape and topped with a slate gable roof, its facade is covered with a rendering originally of sand and lime. Although the outside of the building has remained authentic, the inside has, however, very recently been reorganised into two dwellings. Nevertheless, the period features are still there and simply need renovating: 18th century oak stairway with balusters winding around a stair well, 18th century terracotta tiled floors, original beams and several oak doors.
The total surface area is approx. 320 m² (3,444 sq ft), including 240 m² (2,583 sq ft) of living space: entrance hall, lounge, dining room, kitchen and back kitchen, 6 bedrooms, 2 bathrooms and toilets and attic space awaiting conversion.

Our opinion

The village is situated in peaceful countryside with all the benefits of the mild Anjou climate. Once through the entrance gates, visitors are seduced by the presbytery’s old-fashioned, poetic charm.
From a purist’s point of view, the inside has lost a little of its authenticity but its original spirit could be re-established with just a few works.
