Former 17th century priory and its river, 1 hour from Paris in the south of the French dep

Location

Opposite a church, near to a small stone bridge and an authentic wash-house, on the banks of a stream with running water.
In the heart of a small, peaceful village, surrounded by picturesque hamlets, mysterious properties, outstanding monuments and registered sites.
In the Brie Champenoise region, near to vines, unspoilt rural scenery, intersected by small valleys, forests, and crops.
Just a few minutes from a large town, less than 30 minutes from one of the main towns in the region, and approx. one hour from Paris, Roissy-CDG, and other large cities.
The setting is pleasant with pastoral surroundings.

Description

This authentic priory dating from the beginning of the 17th century was built near to a 13th century religious edifice with period frescoes and coats-of-arms, in which several monks had set up home on the banks of the narrow river. It borders small parklands spanning approx. 2,000 m² (0.5 acres) and planted with various species. The grounds are enclosed by hedges and old stone walls, extended by a corner of a shady orchard, watered by a bend in the river, and separated by a narrow through path leading to the river.
Several different residents have since occupied the property.
Having become a peaceful residence, it has long belonged to a retired engineer, back from a career spent in the former French colonies.
This lover of old stones has always been keen to preserve as much as he could of the building’s very old character, sometimes to the detriment of home comforts.
Consequently, the property has maintained its authenticity.
The different features bear witness to this today, even if there have been a few simple renovations.

Adjoining the house, and set at right angles, stands a small 50 m² (538 sq ft) building. Once used as a stable or cowshed, it shelters a storeroom, a shed on the garden level and a half attic above.

Near the entrance, slightly set back from the property, and on the side of the house, an outbuilding spanning almost 30 m² (323 sq ft) was once a stable and is now a garage with an attic floor. A narrow stone passageway runs between the two buildings.

In front of the property, on the side of the street, a small flower-filled garden is surrounded by white railings.
Vegetation is all around, sometimes right up to the edge of the roof, partly covering the stone walls with its green shiny leaves.
The entrance door to the house is protected by a half-timbered canopy that adds to its overall charm. To the rear are a lawn, a few bushes and shrubs, sometimes flowering, and a superb assortment of tall mature trees. Around about, beyond a few neighbouring houses, the scenery includes crops and pastures, forests and lakes as well as places that have seduced a great number of well-known writers and celebrities.
And further away are small towns with the green countryside in between that is much sought-after by city dwellers.
A true green belt area.

Our opinion

We have all dreamed of such a corner of paradise.
An ideal situation that is not only near to Paris, and in a charming village but also in the heart of the countryside.
It is in the middle of unspoilt nature, with a few acres of greenery, with a narrow river running through, in the shade of flowering apple trees.
The character and authenticity of this very old house, has been preserved by its current owner.
A place exuding serenity and rurality that inspires well-being.
For Sundays in the country, week-ends with family or friends.
A large house with small parklands.
