South of Rambouillet forest 1900 residence in 11 acres of wooded parklands

Location

Situated approx. 10 km (6 miles) from Rambouillet, near to Epernon, in the French department of Yvelines.
The national Rambouillet forest is within easy reach of the property which is situated 3 km (2 miles) from a village and at least 15 km (9 miles) from the Upper Chevreuse Valley Regional Nature Park.
After having crossed a bridge over a railway line, the 19th century residence is accessed via old gates leading to a tarred road that winds its way up through the woods.
Paris and Orly airport can be reached by road in under an hour. There are several nearby stations. The N line of the suburban network links Rambouillet with Paris-Montparnasse station in 30 minutes.
The nearest shops are 5 km (3 miles) away, and the secondary schools and sixth form colleges 10 km (6 miles) away (Rambouillet).

Description

The main residence is built in the centre of approx. 4.5 ha (11 acres) of land, with an unobstructed view over its parklands; its dominant position providing superb views of the surrounding wooded hills. The wooded estate surrounding it is principally made up of oak trees.
The outbuildings are built in a similar style quite near to the main building.

Main building
This residence, built of millstone grit and bricks in 1890, spans approx. 800 m² (8,611 sq ft) of living space. It comprises a ground floor, two upper floors and an attic, all built over a basement divided into cellars. Its many windows make all the rooms extremely luminous.
Ground floor: entrance hall, corridor, lounge, dining room, study, hall, hunting room, toilet, bathroom, pantry and kitchen.
1st floor: eight bedrooms, bathroom and toilet.
2nd floor: linen room, eight bedrooms, bathroom and toilet facilities and a corridor.
Attic space: five rooms.

Outbuildings
Just over two hundred yards from the main building are two “longères” or traditional farmhouses (ground floor and one upper floor) that were built in the same period, using the same materials.
One has been completely renovated into a flat and bedrooms, and the other, awaiting renovation, is currently used as a dwelling, a workshop, a garage and still has its stables and its tack room.

A small pavilion was built at the same time, fifty metres (55 yards) from the residence, which is now used as a billiards room.

Our opinion

Unoccupied for numerous years, this property could be suitable for a large family, an investor wanting to rent bedrooms or divide the space into flats, or a project developer, once the essential renovation works have been completed. The possibility of a commercial or mixed activity, provided it is covered by the “plan local d’urbanisme (local planning programme), constitutes another use for this property.
The wooded setting could suit enthusiasts of hunting, horse riding and long walks in the countryside.
The dominant position of the main residence guarantees superb views over the woods and surrounding agricultural plains. The road and rail networks are an asset.
It should be noted that only outbuilding no.2 is currently lived in free-of-charge by a couple of old caretakers, and this to continue until 30.09.2013.
The other unoccupied buildings constituting the property are free of any rental agreements.
