Two hours from Paris by motorway, the access to which is 5 minutes away. In the Touques Valley, surrounded by wooded hills. Pont-l'Evêque with all its shops, its schools and its SNCF train station can be reached in less than 10 minutes. Deauville is very easy to get to and it takes hardly more than a quarter of an hour to get to the beach.
Description
The property
At the end of a no-through road, gates open into a private driveway. Running alongside the AOC apple trees, it forks and goes right to the main house and left to the second house; the two accesses are separated by a hedge. The land is rectangular and each plot is clearly defined.
On the far right of the property are 4 ha (9.9 acres) of pastures that extend as far as the river; the banks of the Touques are easy to get to whether for fishing or taking a refreshing dip and the upkeep is carried out by the local council.
The main houseBuilt in 1976 using old materials in line with the local architecture and following good trade practices, its half-timbering still bears the marks of its carpenters’ tools. The threshold wall plates are placed on stone flashing. The level of the upstairs floor is decorated with “the tree of life” and, with the multiplication of the diagonal ties, all the decorative styles for Normandy homes are bound to be represented. Particular attention was paid to fixtures and fittings and there is no doubt about its interior comfort. The entrance hall, with its guest toilet, opens into the dining room and its double hearth, stone fireplace and the asymmetrical decoration. Opposite is a reception room with a cathedral ceiling, followed by a lounge or a library. The fitted kitchen has a door leading outside and opens into a boiler room and a linen room. Upstairs are a mezzanine that could be used as a study and a corridor leading to 2 bedrooms and a bathroom with shower and toilet. This is followed by a bedroom with its own bathroom and a toilet. On the second floor are 2 bedrooms with sloping ceilings, one of which could be converted into a shower room.
Our opinion
The situation is ideal, for those who like peace and quiet but do not want to be too far away from everything. Pont-L’Evêque, Deauville and Paris are quickly reached. Both this property and the valley are integral parts of a very pleasant landscape.
There is no doubt about the quality of the building works and the advantage of a recent construction predominantly lies in its interior layout that is so well suited to a contemporary way of life.
