Former, 18th century wine press and chaplain’s lodge in Lower Normandy (Orne/Calvados)

Location

The property stands in the heart of a small village with a hundred or so inhabitants in a fertile region of horse stud farms full of small irregular-shaped fields, separated by hedges and ditches, on the Calvados’ borders. Just over a mile from all amenities, 10 miles from Argentan, 11 from Falaise, 33 from Caen and 131 from Paris.
French SNCF train station, airport and ferry provide rapid links to large national and international towns.

Description

The property comprises two, totally independent, Caen stone facade dwellings, topped with tile roofs. Both houses are extremely comfortable with Mediterranean-style layouts and decorations. Fields surround one and a quarter acres of land for as far as the eye can see. A two-storey garage adjoins the main dwelling.
The main dwelling
Once stables and wine press, now completely redesigned, luminous and spacious, these 3,229 sq ft of living space include an independent flat with bedroom, mezzanine, bathroom and toilet as well as a much larger area comprising the main entrance, a lounge, a dining room with exposed beams and a fireplace, a kitchen with large windows leading on to a terrace and a cellar.
The first floor comprises a mezzanine, two bedrooms, a bathroom, a study and a door leading outside via a stairway.
The guest house
861 sq ft of living space restored in the same style as the main dwelling. The ground floor comprises a living room with a kitchen area and a fireplace. The first floor includes two bedrooms, a bathroom and attic space covering three quarters of the surface area of the house which could be converted into bedrooms. It has the same features as the main dwelling, namely, original beams, floor boards and terracotta tiles, forming the floors and ceilings.

Our opinion

Far from the hustle and bustle of towns, this pastoral setting is ideal for rest and relaxation. These two dwellings can be used for family or other purposes. Given its independence, one of the dwellings could be used for a holiday accommodation or bed & breakfast activity.
