Location
Between Angoulême (TGV train station with Paris 135 minutes away) and Cognac, 63 miles from the wonderful beaches along the Atlantic coast.
On the outskirts of a hamlet, typical of the Charente countryside, where Roman churches abound, where vines thrive, cosseted by the mild climate due to the proximity of the ocean and the Charente river.
Description
There where the road to the hamlet becomes a driveway, stands a 15.56 acre estate dominating a beautiful valley with no visual nuisances. Approx. 1.24 acres of garden and orchard around the buildings, a small 1.48 acre wood, 6.17 acres of leased land, and 6.67 acres of grasslands bordered by a stream.
On the side of a hill, sheltered from onlookers by a high stone wall and an impressive Charente entranceway, the house and its outbuildings are built at the north-west end of the estate that they look out on to.

Originally a Charente farmhouse typical of the late 18th century, its former outbuildings, no longer in use following the stopping of the vine growing activity, were converted, thus extending it into a leisure property.
The house is built in the shape of a ‘T’: a main building facing the sun is extended to the south by a wing, set at right angles, which housed the former wine storehouse and to the north by buildings originally intended for animals. These three living areas, interconnected via communicating doors, can be modulated in accordance with the number of inhabitants; each can be independently accessed from the outside.
A total of approx. 4,519 sq ft: three lounges, a dining room, nine bedrooms, and four bathrooms.
Floors are covered with terracotta tiles or parquet flooring, exposed beams, stone fireplaces.

On the ground floor in the south wing: workshop, wine cellar and large room awaiting conversion.
Large barn to the left of the entrance way (currently in use as a garage for three cars).

Our opinion
The countryside is beautiful, varied and without nuisances.
In a region that does not want for charm, the property is not lacking in it either: dominating view, a house with style, the carcass is in good repair but the inside is in need of some attention to suit personal tastes. Water in the form of a spring and a well, parklands as well as grasslands for horse riding enthusiasts and woods for walking. True, a small vineyard is missing from the picture, but the estate is surrounded by them.
The ease of access to Paris and Bordeaux, due to the proximity of the TGV train, will please owners who need to travel and their visitors who will, no doubt, be numerous.
