Overlooking the town of Draguignan, approx. 1.5 miles from the town centre, with a view over the Maures mountains to the south. 21 miles from Sainte-Maxime and 30 from Saint-Tropez. In terraced grounds, with a pine forest and numerous olive trees.

Description

18th century traditional house, topped with a dovecote, spanning approx. 3,229 sq ft of living space, set in 8.65 acres to be entirely restored.
The house originally comprised two sections, one accommodation and the other, a barn. Modifications have already been made but the inside needs redesigning to make the rooms more spacious.
This south-facing house looks out on to a terrace with two acacias.
Ground floor: Cement tiled floors, large south-facing entrance hall leading, on the west side, to a room with a fireplace, and on the east side, to a lounge which is an annexe adjoining the house. To the north-east is a kitchen with a back kitchen and, to the north-west are the cellars. There is a toilet on a half-landing; the stairway is made of wood and terracotta tiles.
1st floor: 2 south-facing bedrooms, 1 north-facing bedroom, 1 bathroom, toilet and a laundry room. Terracotta tiles cover the floors.
2nd floor: 2 south-facing bedrooms and 1 north facing bedroom, all with terracotta tiled floors.
The stairway continues up to another floor containing the dovecote as well as attic space to be converted; the ceilings are of a good height.

Accommodation for the caretaker has been set up in the west section of the house; access is via the west gable wall. It comprises one room on the ground floor and two rooms and a bathroom on the first floor, and spans a total of 753 sq ft, which can easily be reintegrated into the main house to increase its living space.
To the north, a storeroom of approx. 323 sq ft, on a level with the 1st floor of the house, can also be used for extension purposes.

Outbuildings: 2 garages and a 323 sq ft greenhouse.

Several levels of terraced land include a 1.5 acre pine forest, at least 250 olive trees, evergreen oak, pine and cypress trees.
A terraced level to the north of the house is an ideal spot for putting in a swimming pool.

Our opinion

Extremely pleasant parklands, a property with a superb view, still in its original condition, with vast development potential for buyers with imagination, whether for private or commercial purposes. It should be noted that a busy road at the entrance to the property is a source of noise from the south.
