55 minutes from Geneva, in the Bugey region at the foot of the Savoy mountains

Location

Property situated on the outskirts of a charming village close to a medium-sized town (TGV train station, direct Geneva/Lyon/Paris links). Near to the known site of Lavours Marsh Nature Reserve and Bourget Lake, the estate is not far from Aix-les-Bains (30 minutes) and Chambéry (40 minutes). Local shops and primary schools are in the village, a secondary school is 5 km (3 miles) away, and a sixth form college is 10 minutes away.

Description

This vast, middle-class property, in a dominant geographical position, is set in peaceful, completely unoverlooked surroundings.

In walled parklands of almost two hectares (4.94 acres), pleasantly designed with meadows and wooded areas containing species over one hundred years old, a driveway winds its way from the entrance gates through the woods to a courtyard to the west of the buildings.
The main east-facing building has an unobstructed view over the Alpine range which forms the horizon. Set out on a floor surface area of approx. 300 m² (3,229 sq ft), it spans three stories (not including the attic).
A stone porch gives access to the entrance hall on the ground floor, from which the monumental, solid oak stairway leads to the other floors. A vast, warm, welcoming kitchen-living room communicates with the wonderful reception rooms that open on to the terrace.
On the first floor, the study and six bedrooms with bathrooms or toilets are bathed in natural light, thanks to the large windows overlooking the parklands on the west and south sides.
The second floor is in need of renovation works; the area being currently divided into six rooms with a water access point on the landing. Upstairs, a vast attic covers the entire surface area of the building.

Behind the residence, perfectly laid out, sizeable outbuildings with an independent access from a local road make it possible to envisage a coherent renovation of the unit.
A hunting lodge could logically be used as a guest house or as a caretaker’s cottage.
The continuing buildings surround the courtyard and include vast garages, stables, workshops, a wood shed, a laundry room, an oven and cellars.

Our opinion

This pleasant region of Lower Bugey remains unaffected by expanding urbanism despite its proximity to Geneva and its great potential. Although needing some renovation works, this estate, with its substantial surface area, is typical of the large 18th century, middle-class properties, which were built as family homes using quality construction materials, with convivial layouts in peaceful surroundings.
