Location

In South Burgundy, on the banks of the Saône valley, in countryside made up of gentle hills covered with small irregular-shaped fields separated by hedges and ditches and vineyards. One of the particularities of this valley is its sunny climate, with very distinct seasons.

Description

The property is situated on a hill on the edge of town, protected from the outside world by a stone wall. Its extremely quiet, 1.17 ha (2.9 acre) parklands are planted with trees of over one hundred years old. The parklands have a COS, French plot ratio, of 0.60 for half of the surface area.

The first floor is divided into two suites. Diagonal parquet flooring, marble fireplaces and natural polished stone bathrooms.
The second floor awaits restoration. It would be possible to create 2 suites or 3 bedrooms with en suite bathrooms.

The outbuildings comprise a caretaker’s cottage with a floor surface area of approx. 200 m² (2,153 sq ft); a garage for horse-drawn carriages, stables, a wood shed and a hay-barn, spanning a total of approx. 200 m² (2,153 sq ft).

Our opinion

Although the outside has kept its original appearance, the inside has been extensively redesigned: layouts reorganised, high-tech equipment, high quality contemporary materials blended with old features.
The harmonious result is soberly decorated. It is spacious without being oversized and luminous at all times. The property is situated in the centre of a small, much appreciated town, in which interest can but grow.
