17th century Empire-style castle in Upper Normandy

Location

Standing on the chalky plateau of the Seine Valley, this detached property is on the outskirts of a village. The A13 puts Paris at only 140 km (87.5 miles) away, Rouen takes 30 minutes, Honfleur, Deauville and their flower-filled coastline are just 60 minutes away.
All shops are 3 km (2 miles) away.

Description

The property
A gravelled courtyard of honour, bordered with lime trees, embraces an oval lawn. 5,000 m² (1.24 acres) of parklands are almost equally spread around the building. A swimming pool and a covered summer terrace enhance the northern side of the estate. A small chalet-style outbuilding is used for storing garden equipment.

The castle
The central building, built in 1640 and flanked at each end by square towers, was redesigned at the beginning of the 19th century.
The south facade, built of local white stone in the Empire-style, features small-paned French windows. The windows on the 2nd level are topped with a triangular pediment, those of the 3rd level, in the two towers, by an arched pediment. Roof dormers with projecting eaves are aligned in the roof of the central building. Pilasters adorn the south facade. The shingle, gable roof contains two chimneys.
Zinc tiles cover the top half of the north facade. The basement level of the building features slanting windows.
The interior decoration of the building, completely redone, makes the dwelling luminous and ready to live in straightaway. Wide flagstones cover the floors on the ground floor, with the exception of the bedroom-study and the lounge which, like most of the levels, are covered with coconut matting or wood flooring. There are two fireplaces on the ground floor and one on the first floor.
With a floor surface area of approx. 350 m² (3,767 sq ft), the building has eight bedrooms and comprises:
Ground floor: an entrance hall with, on the right, a library with a fireplace, a bedroom and on the left: a dining room, a lounge with wainscoting on the lower half of the walls, both rooms have fireplaces, a vast kitchen with access to the outside, a bathroom and a storeroom. In the centre of the hallway, a 17th century stairway with a balustrade and wide steps leads up to the second level.
1st floor: Four vast bedrooms and a bathroom on both sides of the landing.
2nd floor with sloping ceilings: the attic space under the rafters has been converted into three bedrooms and a games room/lounge. It would be possible to add a bathroom using existing pipe work.
Basement: concrete flooring throughout the cellar with a brick ceiling.

Our opinion

A very comfortable, Normandy-style, country castle. The living rooms are pleasantly laid out and provide a living area of a reasonable size. The contemporary style decoration is highly successful. Close to all amenities, schools, sixth form colleges, etc.; the property could be acquired as a main residence for a large family. If, however, the choice is for a holiday home, the cycle paths and hiking trails in the surrounding areas and woods will delight the future owners.
