18th century Carthusian monastery between the two seas
Situated on the outskirts of a small commune, 13 km (8 miles) from Bordeaux (airport and French TGV train station).
In one of the most beautiful of the Bordeaux regions: the right bank of the Garonne, a region occupied since ancient times and, above all, a vine growing area. There are many vineyards with the “Premières côtes de Bordeaux” appellation.
The property is on the outskirts of the village, and thus near to shops, a chemist, schools, etc.
Semi-rural, very quiet area.
This Carthusian monastery, dating from the early 18th century, is entirely renovated. It comprises a main building and two wings composed of outbuildings that form a courtyard in front of the house.
All set in 1ha 97a 26ca (4.87 acres) of parklands including a pleasure garden with a swimming pool.
The Carthusian monastery
A long plane tree-lined driveway leads from the main road up to the dwelling. The net floor surface area of the buildings, the house, the wine storehouses and the garage, is approx. 550 m² (5,920 sq ft).
The house spanning 240 m² (2,583 sq ft) of living space is all on ground level with the exception of one upstairs room.
The outbuildings
The right wing of the house comprises two large former wine storehouses, a small workshop, a 2/3 car garage and a vast storage space that could be renovated to create approx. 155 m² (1,668 sq ft) of living space.
The left wing comprises a small, renovated, 35 m² (377 sq ft) two-storey flat, and the rest, approx. 120 m² (1,292 sq ft), could also be renovated: possibility of creating bedrooms or flats.
The parklands
These are planted with numerous fruit trees, apple, pear, cherry, apricot, a real orchard, as well as flowering bushes.
In front of the Carthusian monastery is a swimming pool surrounded by bushes, oleanders and flowers in the better months.
The parklands are in a slightly dominant position and provide a glimpse of the neighbouring church bell tower.
Near to the road, far enough away from the house, there is a plot of land, approx. 2,500 m² (0.62 acres), with planning permission, on which it would be possible to build a house.
An architecture that is typical of the Bordeaux region in beautifully kept, harmonious parklands.
The entire property is in a perfect state of repair.
The surroundings are peaceful and the proximity of the village means that a car is not needed every day.
Theatres, museums and the opera are but a few minutes away.
