On the Cotes d’Armor region in a commune with 500 inhabitants, just a few minutes from a town with 10,000 inhabitants. 30 minutes from Saint-Brieuc, 45 from Lorient and Vannes, and 60 minutes from Rennes. Description
A property with more than 3.5 ha (8.6 acres) of woods and grasslands comprising a group of four buildings including a house built of dressed stone with a slate roof, originating from the early 19th century. Three of the buildings are set inside high perimeter walls.
The property has two accesses, one via the currently unused, long, tree-lined driveway, the other more direct, opposite the building through a stone archway.
The residence spans approx. 170 m² (1,830 sq ft) of living space. The ground floor comprises an entrance hall, a 30 m² (323 sq ft) dining room with strip pattern parquet flooring, a fireplace and exposed beams as well as a 26 m² (280 sq ft) lounge with a fireplace, strip pattern parquet flooring, floor-to-ceiling panelling on the west wall and exposed beams; a kitchen with a fireplace, a pantry and a storeroom adjoining the west side and providing a second entrance to the house. The upstairs comprises a landing, three bedrooms with parquet flooring and a bathroom. A large 60 m² (646 sq ft) room under the rafters, currently used as an attic awaits conversion.
The outbuildings include a barn/stable with a new roof spanning a floor surface area of approx. 65 m² (700 sq ft). Set at right angles to the main building, it has numerous development possibilities. To the right of the house is a 30 m² (323 sq ft) guest house where works are in progress and need to be finished (the roof has been replaced).
To the rear of the building, slightly more isolated, a two-storey, stone building, a sort of low, massive, hexagonal tower, topped with a six-sided roof, spans approx. 15 m² (161 sq ft).
Our opinion
There is real potential in this property. Four buildings, some requiring renovation, others needing to be finished but all with a real architectural consistency: the privacy of each building could be preserved making it possible to imagine a home for a large family.
