Late 19th century, middle-class, Mansard-style house
On the outskirts of Paris, in the French department of Val-de-Marne. In a residential district, just a stone’s throw from the Bois-de-Vincennes.
All shops, amenities, leisure and culture activities as well as schools in the commune.
Bus and underground stations nearby.
This Mansard-style residence was built in the late 19th century. Recently restored, the inside was greatly transformed, giving precedence to space and light. The rendering on the outside was completely redone.
Approx. 210 m² (2,260 sq ft) of living space.
The building is topped with a Mansard-style roof with a zinc deck and a slate roof break. Both sides of the roof feature three wrought zinc roof dormers.
The outside walls are covered in a white rendering. The cornices and raised consoles are decorated with mouldings.
A central stone stairway leads up to the entrance door which is sheltered by a wrought iron canopy; there are also wrought iron railings at the windows.
Very slightly set back from the facade, adjoining a gable wall is a later extension, with a gable, zinc roof.
This part of the façade contains the entrance door to the basement garage.
Directly accessed from the large lounge via a large picture window (fitted with an electric shutter) and from the kitchen, a 30 m² (323 sq ft), tiled terrace gives on to the back garden. On this same side, on the first floor, a terrace with balusters (approx. 12 m² / 129 sq ft) overlooks the garden.
There is oak parquet flooring throughout, with floor tiles in the bathrooms.
Raised ground floor (85 m² / 915 sq ft)
On the left is a large through lounge (approx. 50 m² / 538 sq ft) with a fireplace; on the right is a dining room adjoining a contemporary kitchen with an eating area at the back.
Opposite is the stairway leading upstairs and the “guest” toilet with a wash-hand basin.
First floor
Landing, corridor, three bedrooms (including the one with the terrace), bathroom, toilet and cupboards.
Second floor
Landing, a bedroom, bathroom, toilet, a study (or bedroom) and attic space under the rafters that could be converted.
Partial (2/3) basement
Garage (1 car), laundry/machine room, storage space and a 14 m² (151 sq ft) room.
Mains gas-fired central heating.
Approx. 230 m² (2,476 sq ft) of grounds.
12 m (39.4 ft) facade. Set back between the street and the building is a strip of land approx. 3.5x12 m (11.5x39.4 ft). Unoverlooked, in the peace and quiet at the back is an enclosed garden of approx. 110 m² (1,183 sq ft) with a tiled terrace.
Set back behind its entrance gates, the street side of this residence has classical architecture, whilst the garden side with its large picture window features a contemporary style. Such is the result of a successful redesigning project, a compromise between tradition and modernity. Likewise, the reorganisation of the ground floor rooms enables through light to make the reception rooms luminous all through the day.
Set in the heart of the town, in a little used street, this comfortable town house is in an unspoilt district, just a stone’s throw from the Bois-de-Vincennes, in a residential commune on the outskirts of Paris.
An alternative that could be envisaged by those looking for a large Parisian flat.
