19th century, Mansard-style, middle-class house in La Varenne St-Hilaire

Location

In the French department of Val-de-Marne, 20 minutes from Paris, in La Varenne, the residential district of Saint-Maur, near to the banks of the Marne.
The municipality has all shops, amenities, leisure and cultural activities, places of religious worship and schools.
Nearby buses and RER line A train station.

Description

Fully renovated and modernised ten or so years ago, this late 19th century residence is situated in a residential district.

The residence
Spanning three floors, it is topped with a Mansard-style roof, making the attic space perfectly habitable.

The outside walls are covered in a sandy-coloured rendering. The toothed quoins as well as the painted window frames are of slightly projecting stone. The facade roof, with its slate roof break and deck, features a central two-sloped roof dormer with a triangular pediment, flanked by two smaller roof dormers with straight pediments. On one gable wall, a roof dormer is mounted flush with the break.
In the centre at the back, a small oriel window topped by a zinc hip roof and two roof dormers are mounted flush with the roof. The ground floor of the building features large windows protected by cast iron railings that let in copious amounts of light. The tops of the first floor windows are decorated with horizontal, polychrome, ceramic motifs.

A fresco, adorning the windows of the second floor, hides the external rolling shutters.

In the centre of the symmetrical facade is a 6 degree curving stone stairway, leading up to the double entrance doors topped by an elegant glass canopy.

There are two, recent extensions. One, on the right-hand gable wall, includes a garage on the ground floor with storage space on a mezzanine. The other with two floors and a zinc roof, runs along the back of the entire building and includes a kitchen and a dining room on the ground floor and a bedroom and a bathroom upstairs.

To the left, a second stairway leads to a terrace encompassed by pear-shaped balusters and extended by a large Victorian veranda running the length of the gable wall and going around the building at the back. There, a second tiled, west-facing terrace overlooks the garden which is completely unoverlooked in the clement seasons.
Approx. 240 m² (2,583 sq ft) of living space.
The floors are covered with naturally white tiles on the ground floor and with pure wool carpets upstairs. The bathrooms are tiled.

On the ground floor: the main entrance hall leads off to the right to a double L-shaped reception room with a stone fireplace, overlooking the facade; to the left to the dining room which communicates with the fully-fitted kitchen situated to the rear of the building, a toilet and under the stairway, a door leading down into the basement.
A wonderful, two quarter turn stairway with solid oak railings and an intermediary landing, leads upstairs.

On the first floor, currently given over to the owners of the property: a landing, to the left is a suite comprising a large bedroom, a large fitted dressing room and a bathroom with separate toilet; opposite is a shower room with a linen room and cupboards and to the right a study (could possibly become a second bedroom).
The second floor with its slightly sloping ceilings: a landing, two bedrooms and a large bathroom.
The partial basement includes a machine room (Wiessman mains gas-fired boiler), a wine cellar and miscellaneous storage areas.
There are no works to be scheduled. Modern fixtures and fittings: remote controlled garage door, automatic entrance gates (interphone) integrated watering system (fed by a well), garden lighting, alarm system, etc.

The outbuildings
An independent building (approx. 40 m² / 431 sq ft), closed on two sides with a summer kitchen, barbecue and storage areas. A covered car port for a second car.

The grounds
Close to 1,300 m² (0.32 acres) of lawn, flower beds and various species of trees (evergreen “Leylandii” planted around the periphery of the grounds, chestnut, pear, Japanese flowering cherry, palm, yew, catalpa, magnolia, lilac, hydrangea, rhododendron, jasmine, wisteria, etc.).
The grounds are immaculately kept and completely enclosed by walls and gates.

Our opinion

Ideally situated in a quiet street near to the banks of the Marne, a large house where all the elements of well-being are united for use by a large family: reception rooms, large family kitchen, three (or four) bedrooms, three bathrooms…not forgetting the large, quiet, sun-filled back garden and the magnificent, double aspect veranda.

A wonderful, old, tastefully renovated residence that is not ostentatious. Set in an unspoilt district, it has an undeniable charm and is obviously comfortable.
