18th century residence
in Provencal Drôme
160 km (100 miles) south of Lyon, the property is less than 10 km (6 miles) from Montélimar, and an A7 motorway exit, half way between Valence and Avignon. An ideal situation for exploring the centre of Provence with its delicate flavours, in the French department of Drôme and on the outskirts of that of Ardèche, not far from Mount Ventoux. At the crossroads of the route of the Côte du Rhône wines and that of the truffle oaks. The future TGV train station in Montélimar will put the property less than 3 hours from Paris.
Built at the beginning of the 18th century in the heart of 4 ha (9.9 acres) of parklands full of trees several hundreds of years old, the residence has undergone few transformations: only the orangery was added during the 19th century. The property long remained a large family house just until the beginning of the 2000’s when the current owners undertook its restoration.
The property is in pristine condition and spans approx. 700 m² (7,535 sq ft) over 3 stories. The layout of the rooms is that of a Palladian villa. A superb balcony with a colonnade crowns the main entrance door and there is another over the entrance at the back of the building.
On the ground floor, a vast, through entrance hall leads to the reception rooms and to the stone stairway that leads upstairs.
The garden level comprises a large, welcoming lounge as well as a library, a vast dining room, a luminous veranda, a professional kitchen and a linen room. All the reception rooms have parquet flooring and marble fireplaces. The temperature in the veranda room is pleasant all year round.
The first floor rooms are accessed by means of a wide corridor. They include 4 bedrooms set out as pleasantly-sized suites; all overlook the parklands via their large windows.
The second floor comprises 6 wonderful bedrooms also laid out as suites, each with its own bathroom and toilet. Two of them have very high ceilings and therefore have mezzanines with lounge areas, leading on to a large terrace that corresponds to the height of the veranda and provides a view over the valley with the Ardèche mountains in the distance.
The estate is set in an ideal situation and has many assets. It is within easy reach of a medium-sized town, 5 km (3 miles) from an A7 motorway exit and the future TGV train station that will put it just 3 hours from Paris and 1 hour from Lyon. The aspect of the dwelling, marked by the patina of time, and its spacious rooms make it a family home that is pleasant to live in on a daily basis or as a holiday home. There is an unobstructed view over the plains of the Rhône valley and the Ardèche mountains and there are no identified nuisances.
