Description

This residence, a former watermill with origins dating back to the 13th century, is now fully converted into a house. The property is surrounded by slightly sloping grounds with a rivulet running through and has a panoramic view over the green, unspoilt valley.
The main, three-storey dwelling is a square building with several L-shaped extensions that were added on over the years.
It is built of exposed and rendered stone. The walls feature large openings of varying shapes. The multiple-sloped roof has four hipped roof dormers and is covered with small, old tiles.

The main dwelling (approx. 450 m² / 4,844 sq ft)
It comprises several parts that adjoin one another but the floor levels are not necessarily on a level with one another.
The floors feature terracotta tiles, floor tiles or parquet flooring.
Ground floor
Entrance, large, old-fashioned family kitchen, vast living room, bathroom, toilet, stairwell, laundry room, storeroom and machine room. A small, underground wine cellar is accessed from the kitchen. A stairway provides access to the mezzanine and the first floor, both of which can also be accessed via the main stairway.
1st floor
A mezzanine overlooking the main room and running around the four sides, one of which is set out as a billiards room, two bedrooms, a lounge and a toilet. Another spiral stairway leads to the upper and lower floors.
Second floor
Landing room, 3 bedrooms and a bathroom.

Adjoining and communicating building (possible caretaker’s accommodation) Ground floor: Living room/kitchen.
1st floor: 2 bedrooms, shower room and toilet.

Outbuildings
An independent building (approx. 80 m² / 861 sq ft) comprising: a stable (3 loose boxes) and a workshop.
Two other small buildings.
An outdoor swimming pool and a dovecote in use as a machine room.

The grounds
More than one and a half enclosed hectares (3.7 acres) with a rivulet running through, grasslands and trees of various species: oak, willow, poplar, beech, ash, lime and conifers as well as fruit trees including apple, pear, cherry and peach. Completely unoverlooked with no visual or audible nuisances.

Our opinion

Situated in the middle of the countryside, off a little-used road, the property is literally bathed in a peaceful atmosphere. The view stretches for as far as the eye can see over undulating, wooded countryside.
The building has kept its authentic character, the inside is warm and welcoming, and the mezzanine and the large picture windows provide luminosity throughout, which is rare in this type of property.
The current owners have added modern-day home comforts so that it can be lived in all year round, but at just one hour from Paris, this property would make an ideal weekend residence for a large, Parisian family looking for fresh air and tranquillity.
The stable and the fully-enclosed grounds mean that a horse enthusiast could accommodate two or three horses. Then, there is the swimming pool, an additional asset for the family’s well-being.
