In the French department of Val-de-Marne, less than 30 minutes from Paris.
A residential district on the banks of the Marne with all shops, amenities, leisure activities, sports clubs, places of religious worship and schools (renowned schools and sixth form colleges) in the town.
Nearby buses and RER train station (Paris Nation 20 minutes).

Description

This residence, built at the beginning of the 20th century, was inspired by Anglo-Norman-style seaside villas, an architecture that was common at this time for waterside holiday homes in the Ile de France area.
The stone walls are covered with a sand-coloured rendering.
The gable roof is composed of two slopes at different angles, covered with small brown tiles. Forming a canopy on the lower section, it features three shed dormers on the facade. A gable wall with a two sloped roof, half-timbering and featuring a window, breaks the roof alignment and has a large picture window on the ground floor level.
On the garden side, a large, slightly raised terrace borders the house. The garden (approx. 1,250 m² / 0.3 acres)featuring a small pond, in front of the terrace, is laid out with lawn, flower beds and trees and has a view over the Marne and the green hills on the far bank.
The main dwelling (approx. 360 m² / 3,875 sq ft):
On the left of the façade is a veranda that acts as an entrance and provides access to the main part of the house, to the extension and to the terrace.
The main house
The ground floor comprises a lounge/dining room (approx. 50 m² / 538 sq ft) communicating with the kitchen at the back and a guest toilet and cloakroom. An oak stairway with wrought iron railings and a brass hand rail leads upstairs.
The upstairs has slightly sloping ceilings and comprises three bedrooms including one with a bathroom, a shower room, a toilet and a dressing room.
The extension: This recently constructed building has a covered gallery along one side and has been harmoniously integrated into the property. It has sand-coloured rendering and small brown tiles on a roof that features a hinged skylight for letting in copious amounts of light. All on one level and adjoined to the house, a large suite gives on to a small wooded patio. It comprises a bedroom, a bathroom, a dressing room and a toilet. Separated from the suite by a space awaiting conversion to a veranda is a self-contained studio flat (currently in use as a professional office) of more than 30 m² (323 sq ft) with a small kitchen, a shower room and a toilet.
The outbuilding (approx. 175 m² / 1,884 sq ft): a self-contained, Anglo-Norman-style pavilion used for accommodation and garages.
The ground floor comprises two garages with automatic doors, one of 27 m² (291 sq ft) opening on to the street and another of 48 m² (517 sq ft) opening on to a courtyard.
The upstairs includes a flat with an entrance hall, a living room with an open-plan kitchen, a bedroom and a shower room. It has two balcony-terraces, one overlooking the Marne and the other the garden. There is another 18 m² (194 sq ft) terrace that goes around the bedroom.

Our opinion

Set back from the street, this large, comfortable residence, exuding charm, is in an unspoilt setting facing the Marne. The outbuildings make it possible to envisage accommodating domestic staff, creating another home or even a professional project uniting accommodation and offices, or why not rental income?
In a town that already has a good reputation, we would reiterate the proximity of Paris which is an asset that cannot be ignored.
