19th century residence 50 minutes south of Paris in the French department of Essonne

Location

60 km (38 miles) to the south of Paris, near to Etampes the most visited town of art in the French department of Essonne, in a verdant village.
All shops, amenities, leisure activities and secondary schools 10 minutes away, together with the RER (C) train line to Paris.
Infant and primary schools in the village, as well as the TER train line (Paris-Austerlitz 40 minutes).

Description

Built on the side of a small valley, the residence was built at the end of the 19th century, during the “Belle Epoque”, a reminder of the Second Empire “Follies”. Featuring large picture windows, the original walls are of stone and the extensions are covered with a light-coloured rendering. The multi-sloped roof (overhanging eaves, hipped, pavilions and turret) is covered with local tiles. The façade roof features a large roof dormer and two-sloped overhanging eaves topping an open-work oriel, the upper floor of which is a terrace. Another terrace on the first floor is surrounded by a stone balustrade.
The parklands side of the building overlooks a 60 m² (646 sq ft) paved terrace which, in turn, provides access to the parklands via a wide stairway.

The residence (approx. 300 m² / 3,229 sq ft)
The main entrance on the ground floor leads, to the left, to the adjoining dining room and lounge with a stone fireplace containing a closed hearth; straight on, to a stairway that leads upstairs; to the right, to a large kitchen divided into two sections, one of which is an eating area facing the terrace. To the rear is a study (possibility of a bedroom); in the middle is a toilet and along the gable wall are various rooms (storeroom, linen room, workshop and machine room). A corridor at the end leads from the kitchen to an outside area set up as an eating area sheltered from the summer heat. Upstairs, a large landing leads to a large bedroom with bathroom, two other bedrooms and a bathroom. Two terraces, one of which is covered, face the parklands. The floors are covered with oak parquet flooring (herringbone and strip pattern) or Italian marble on the ground floor and carpet upstairs.

The outbuildings
An independent building set out as a summer kitchen, barbecue and woodshed. A garage and, at the end of the grounds, a small farm shed used as a stable and for storage.

The grounds (approx. 1 ha / 2.47 acres)
Completely enclosed and unoverlooked all year round, the grounds with a rivulet, spanned by a small stone bridge, running through stretch out on either side of the valley. Planted with various species of trees (one hundred year old oak, poplar, birch, cherry, laurel, yew, bushes of all kinds and other conifer trees), the parklands are laid out, on the house side, with flower-covered terraces, ornamental pools and lawns and, on the other side of the rivulet, planted with tall forest trees. On the opposing slope, the property has another entrance enabling vehicles to access the other bank.

Our opinion

Completely unoverlooked, this superb comfortable residence is in an exceptional, unspoilt rural setting. The varied architecture of the property, the tower, the oriel, the terraces and the ornamental pools are characteristic features of middle-class houses of the era. The immaculately kept parklands provide a 180° view from the house that extends magnificently over the other wooded side of the valley. Modern-day comforts include double glazing throughout, video-phone and alarm systems, lighting in the parklands, etc.
Ideal as a main residence or a holiday home for Parisians.
