In the Greater Paris area, 18th century, town centre residence with 2.2 ha (5.4 acres)

Location

In the north of the French department of Loiret where it meets the French departments of Essonne and Seine & Marne, on the borders of the Beauce, Brie and Gâtinais regions, surrounded by the green belt of the Fontainebleau forest.
70 km (44 miles) to the south of Paris, the property is right in the centre of a town with just over 6,000 inhabitants that every year welcomes numerous tourists, lovers of the great outdoors and hiking enthusiasts.
An RER (line D) railway station 15 minutes walk away puts the property in direct contact with numerous Parisian train stations (Châtelet, Gare de Lyon and other points).

Description

The parklands, spanning a surface area of 2ha 24a 32ca (5.54 acres) and partially wooded at the end of the plot, are completely enclosed. The buildings, main dwelling and outbuildings are grouped on the village side.

Arched, wooden entrance gates, set in a stone archway, covering a long paved driveway, provide access inside the perimeter walls of the property from the centre of the village. Quite a decompression chamber. The facade of the main dwelling overlooking the street is intersected by a porch way providing access for pedestrians and vehicles to the entire property which comprises:
- An 18th century house, spanning 3 floors with vaulted cellars:
. The ground floor includes an entrance hall, a lounge, a dining room and a kitchen with an eating area.
. The 1st floor includes 4 bedrooms, 2 bathrooms and 2 toilets.
. The 2nd floor includes attic space converted into 3 bedrooms and an attic awaiting conversion.

- A building set at right angles shelters a converted, heated studio, a laundry room, a workshop, a wood shed, a garden shed, a garage, and attic space awaiting conversion that can be accessed via an outside stairway.
- A caretaker’s cottage with a lounge, a kitchen, 2 bedrooms, a bathroom and a garage with attic space covering the entire floor surface area. It is independently accessed from the street.
All the original features have been preserved: wall paintings of romantic scenes, stone floors with inlaid decorations, 18th century cement tiles, oak “herringbone” and “strip pattern” parquet flooring and stone Louis XV fireplaces. The main residence features double windows or double glazing. The roofs are of slate with the exception of the caretaker’s cottage which has a roof covered in local tiles.

Our opinion

The sale of a small flat in Paris, whilst maintaining a professional activity, would make it possible to take advantage of a greatly improved environment on a daily basis.
More and more city-dwellers are taking the plunge, and never come to regret their change of lifestyle.
