Former, 16th century canons’ residence with French MH classification

Location

In an ideal position for exploring and visiting a fabulous natural and historic heritage in the Upper Quercy, Black Perigord and Lower Limousin regions: the Dordogne and Vézère valleys, the Grands Causses Park, the medieval cities of Martel, Turenne, Collonges, St Robert, Terrasson, Rocamadour and Sarlat, sinkholes such as that of Padirac and innumerable castles. Nearby access to a motorway interchange puts Paris about 4½ hours away, Toulouse and Bordeaux are less than 2 hours away. The nearest town is Brive-la-Gaillarde with its train station and its new international airport which is under construction.

On the outskirts of a peaceful village, the origins of which date back to the Middle-Ages. A site closely linked to the history of France, and which was the residence of an influential chapter. Description

Set in grounds of 1,850 m² (0.46 acres), bordered by a small wall or planted hedge, the residence features a garden with beautiful trees of a variety of species, flower beds, limestone driveways and a swimming pool together with a well, a parking area and an outbuilding that is currently used as a garage.
The building was built in the 16th century by canons. It is now classified on the French supplementary historic monument list for both its interiors and exteriors. Its architecture is representative of the regional style: dressed sandstone, slate roof, and ceilings with exposed oak beams and joists as well as roofing framework rafters that form the truss. The building comprises a central building, flanked by two wings. The first, the end of which includes buttresses, comprises a large porch with two semicircular archways facing one another as well as a loggia on the first floor. The second has a lower section through which access is provided to a series of cellars, some of which are vaulted. A rectangular stairway tower stands at the internal angle formed by the meeting of the buildings.

Carefully restored, warm and welcoming, the residence is not lacking in the requirements of the modern day conception of comfort but still preserves the character and authenticity of the dwelling: monolithic stone half-spiral stairway, four monumental fireplaces, including two superb Renaissance-style examples, stone sink, wall recesses, exposed beams supported by stone corbels, period doors, etc. The spacious rooms are bathed in a natural luminosity and the layout would enable independent subdivisions to be created, if so required.

The living area totals approx. 420 m² (4,421 sq ft) (excluding attic space, part of which could be converted): two lounges, a dining room, a ladies’ sitting room, a fully fitted kitchen, two bedrooms including a master suite with a dressing room, private bathroom and study area, three suites, one of which is on two levels, with adjoining bathrooms, a study, a sauna-spa area with shower and changing room. There is also a laundry room, a machine room with boiler room and a former garage converted into a workshop-storage area.

Our opinion

The situation in this peri-urban countryside will seduce those who are looking to remain in contact with town life. The surroundings abound in magnificent sites and the regional crossroads is a tourist attraction centre. As for the residence, its renovation is a complete success from decoration, comfort and conversion points of view. Cleverly highlighted period features contribute to the authenticity and refinement of the property.
