
A renowned vineyard in the Upper Armagnac region
20 minutes from Auch and Lectoure (highly-rated restaurant), 15 minutes from Castéra-Verduzan (thermal baths and casino), 55 minutes from Agen (TGV train station: Paris-Agen in 4 hours, soon to be 3 hours) and 75 minutes from Toulouse-Blagnac international airport.
This highly renowned, intimate vineyard is there, in the Upper Armagnac region, where it is no longer expected to be since vines almost entirely disappeared from this area at the beginning of the 20th century due to phylloxera. It came to fame between 1989 and 2004 thanks to its current owner.
An enlightened enthusiast as regards wines and distillation, he has become an expert in the subject. He chose this acid soil, or “Boulbène”, particular to this region, known since the Middle-Ages for its excellent balance between clay, alluvia and sand. Three endemic varieties of vines, the “Folle Blanche”, the “Colombard” and the “Ugni Blanc” reside in 6 ha (14.8 acres).
It is accessed by an east-west-facing lane, lined with trees. The main entrance to the residence is situated on the north facade, the south façade overlooking the parklands.
The property has an unobstructed view and it is possible to see the Pyrenean mountains, especially in winter.
The residence, dating from the 18th century, is situated in wooded parklands planted with a variety of species.
Spanning three floors are eight bedrooms, two large lounges and two studies, all luminous and spacious, and a 56 m² (603 sq ft) kitchen. An outside kitchen adjoins the swimming pool at the end of the parklands.
Thanks to the presence of both Mediterranean and Atlantic vegetation, the play of colours and light is constant and, for those who like to watch the perpetual metamorphosis of nature through the seasons, it is an unlimited source of wonder.
The interiors are like a terrace looking out on nature via large windows that let in copious amounts of light.
Ceilings in the ground floor rooms, including the kitchen, vary in height from 3.30 m to 3.50 m (10.8-11.5 ft); upstairs they are between 3.10 and 3.22 m (10.2-10.6 ft).
The house is in pristine condition and is in no need of any works. The chimneys in all the rooms and the kitchen are in working order; this obviously does not apply to the attic space.
The overall impression is one of soberness and spaciousness, the rooms of this large luxurious country house being perfectly proportioned.
The vestibule was tiled in the 19th century; the kitchen floor has terracotta tiles; the eight bedrooms, the large lounge and the music room have parquet flooring. The kitchen is fully fitted. The attic space with its attractive, exposed roofing framework is laid out as bedrooms with shower rooms as well as a very large study spanning a surface area of 85 m² (915 sq ft).
Peace and quiet is guaranteed by the lack of neighbours with the exception of one house from the same period that is rarely occupied.
Only Burgundy can be proud of sheltering a vineyard of such quality on an estate of such a modest size.
In the south-west of France, the property is in this respect unique and it can be said here that the quality of what it produces is inversely proportional to its surface area. The site itself is ideally situated being equidistant between Auch and Lectoure, two places not to be missed in Gascony and the Armagnac region.
Its tranquillity is a rare asset for the meticulous work required by the art of wine-making and distillation. The peaceful way of life is but a reflection of this work. And the residence naturally lends itself to this; its reassuring proportions and robustness making time appear to stand still for those staying there.
