Caussenard-style estate with 38 ha (94 acres) in the Quercy region

Location

Situated in Figeac-Cajarc country, a land of contrasts, and enclosed between the Lot and the Célé valleys. An area known both for its stone and its underground rivers and steams. A peaceful region, blessed with wonderful wooded, wild and unspoilt surroundings, peppered with a series of exceptional sites and monuments created by nature and mankind: Marcilhac surrounded by its sheer limestone cliffs, Pech Merle cave, Cabrerets and its troglodyte castle, etc. In an ideal position for not only taking advantage of one of the last “black triangles” of France where a night sky of an almost unique purity can be observed but also for exploring the numerous other marvels in the Quercy region such as Rocamadour, St-Cirq-Lapopie, the Dordogne valley as well as the Padirac sinkhole. The beautiful medieval city of Figeac is nearby and has all amenities, a French SNCF train station and all schools.

Description

Situated in a dominant position on the outskirts of the Quercy Causses Regional Nature Park, the property is in a magnificent setting with an unobstructed view over its surroundings. The countryside is peaceful and the isolation means that there are no nuisances. The grasslands and woods are scattered with the traditional, low, dry stone walls, symbolic features of the local scenery. The estate stretches over approx. 38 ha (94 acres).
In its centre is a superb group of Caussenard-style buildings, once a farm that was probably built in the 18th century. The buildings are all of local stone with “lauze” stone slab or old recuperated tiles. The house and its adjoining bread oven are accompanied by a small goat shed and a barn, converted to independently accommodate family or friends as well as a cowshed featuring a partially open, front façade and containing two loose boxes, a workshop and a guest bedroom upstairs.
The surrounding area is harmoniously laid out with several oak trees over a hundred years old providing the necessary shade for the summer months, wooden fencing encloses the lawns and limestone driveways link everything together. There are also two ornamental pools lined with stones that obviously were once used as watering holes, a source-fed well, a vegetable garden and a heated swimming pool situated to the rear of the main building. A short distance away is a riding arena as well as a parking area.
The restoration works carried out on all the buildings were carefully conducted by an architect, paying great attention to home comforts and authenticity, whilst scrupulously respecting traditional construction techniques. These restoration works were awarded a prize by a French national association for the protection of heritage and the property is now “labelled”. The insides are warm and welcoming, luminous and functional thanks to numerous cupboards. The aura is aided by the quality of the materials used and the existing features: recuperated stone and terracotta floor tiles, original oak or chestnut flooring, exposed beams, an alcove, wall recesses, a monumental stone fireplace, etc. On the ground floor, the glazed doors, openings and windows provide an ideal and direct contact with the setting and the surrounding countryside. It includes a large 42 m² (452 sq ft) lounge, a 35m² (377 sq ft) dining room, a fitted kitchen with a vaulted scullery complete with a bread oven, a bedroom with dressing room and private bathroom, two other bedrooms including one for guests on the mezzanine floor, a shower room and a study. In addition, there is an astonishing wine cellar hollowed into the rock.

Our opinion

The Quercy region features a large diversity of unspoilt and protected natural areas as well as the undeniable richness of its historic and rural heritage. This property is ideally situated for taking advantage of three territories that are both different and quite remarkable: the wide limestone Causse plateaux, the Lot and the Célé valleys and the wooded Ségala hills. A beautiful estate, the isolation of which will delight those who are looking for tranquillity and a perfect communion with nature. A house that has been excellently restored, the building of which is, in all simplicity, highly representative of local architecture and is harmoniously integrated into its surroundings. An outstanding success.
