Location Between the “Place des Victoires”, the “Opéra Garnier”, the “Palais Royal” gardens and the “Louvre”.
Between the road and the inner courtyard, in a late 18th century building, in a famous street where according to La Fontaine “carriages and post chaises followed one behind another, outlining the road”.
Description On the 5th and 6th floors, right at the top of the building. The flat, partly under the rafters, spans a total measured floor surface area of 1,620.78 sq ft which is 1,130.39 sq ft under the Carrez law.
Opposite the lift doors, access to the first floor is through a triple bolt, double armoured door. The layout on the first level of this U-shaped flat is open-plan. There is just one wall for the toilet in which the powerful but silent motor for the programmable air-conditioning system is integrated.
The study area, lounge, dining room, kitchen and small living room area all have light-coloured, oak wood parquet flooring, echoing the exposed beams dating from the construction of the building in 1785. The under-floor central heating can be programmed and operated by remote control. Only the carpeted bedroom is heated by an electric radiator (ultra-thin, stainless steel).
The white walls accentuate the luminosity of this large area, fully illuminated by six double windows. All are double-glazed, pivoted windows with the exception of that in the rotunda. The recently refurbished roof contains six “Velux” skylights, two of which are in the bedroom. All were installed with the relevant local authority permits and can be controlled to block out the daylight in pairs or all together. At night the halogen ceiling lights provide subdued lighting by means of dimmer switches. The fully fitted kitchen comprises two parallel work surfaces made of black granite from Zimbabwe and includes an induction hob, barbecue, micro-wave, oven, dishwasher, extraction hood, an American-style fridge, washing machine with incorporated tumble dryer and a wine cellar.
Fitted, oak furniture including numerous cupboards all equipped with a retarding system so that the doors close gently and do not slam.
The stairway leading upstairs has a painted IPE, central stringer with oak treads the same colour as the parquet flooring.
The Jerusalem marble bathroom comprises a bath, a hand basin and a balneo-therapy jet shower with an integrated seat and spotlights. The heated towel rail can be programmed.
Numerous wide, deep cupboards including a dressing room, all made of oak and with anti-blocking systems, have been incorporated under the sloping ceilings of the landing and bedroom.
The separate toilet is on the landing at the entrance to the bedroom.
There is a cellar in the basement of the building.
Our opinion This 2-storey attic flat is completely laid out as a vast living room with all modern-day comforts. A flat that is particularly open and luminous, where the noise of the street can be forgotten. It would make an ideal pied-à-terre or home for lovers of the right-bank looking for a central location close to a beautiful Parisian square.
