PARISIAN REAL ESTATE

1,044 sq ft in Paris’ 7th arrondissement

Location
A hundred or so yards from the Orsay Museum, just a few stops from the Palace of the Legion of Honour, today’s “rue de Bellechase” is named after the former convent.
In a 19th century building, between the street and an inner courtyard.

Description
This 1st floor, 4-roomed through flat spans a total surface area of 1,044 sq ft according to the Carrez law, and most of the ceilings are approx. 12.47 ft high.
Its armoured door, opposite the lift, opens into the flat entrance hall with diagonal, black oak parquet flooring, illuminated by an inward opening double-sash window, overlooking the inner courtyard. This hallway with its cupboard-lined walls leads into the corridor, accessing the private section.
A concealed door opens into the dining room.
Illuminated by two double inward opening casement windows, overlooking the courtyard, and with black tinted oak parquet flooring, the dining room, adjoining the lounge via two decorative archways, is laid out inside a library, harbouring two doors hidden within its actual structure and giving access to the entrance hall and the kitchen. The fully-fitted kitchen has a window overlooking the inner courtyard. This room is laid out with vast work surfaces, numerous wooden cupboard units and a terracotta tiled floor.
The lounge, made luminous by the three large windows facing the street, is the result of opening up two former bedrooms, as is currently demonstrated by two compound pillars, the capitals of which house a remote-controlled projection screen. In the middle of two triangular ornamental semi-ogives stands a black marble fireplace, the colour of which is reflected in the wooden parquet flooring.
The private section can be accessed either via the entrance hall, or via a door from the lounge. A corridor, perfectly laid out as a dressing room, part of which has diagonal parquet flooring, leads to a separate toilet, a large bathroom and the bedroom.
The L-shaped bathroom has a bath, shower, two wash-hand basins, a heated towel rail and a small storage room containing the boiler.
The bedroom is made luminous by its two windows with a clear view of the street and a private garden. A black marble fireplace is set in the north wall. There is a diagonal oak wood parquet floor. The heating system in the lounge, dining room and bedroom consists of radiators installed under the windows. These same rooms and the kitchen are also fitted with a reversible air-conditioning system. A car parking space under the entrance porch and a storage room on the sixth floor are also included in the sale of this flat.

Our opinion
A most surprising flat with an internal layout that cleverly separates the day area from the night area, due predominantly to the amazing concealed doors. Its objective advantages include the location, the peace and quiet, the superb luminosity, the subtlety of the fixtures and fittings and the only car parking space for the entire jointly owned building. The bathroom alone requires renovation works.
