Location
Set in the north of the arrondissement with the most greenery in Paris, in one of the twelve avenues adjoining the Arc-de-Triomphe, certainly one of the most prestigious in the French capital. In a place that was historically known as the “Palais rose” (pink palace), built in 1896, which was compared to the Grand Trianon for its marble architecture and witnessed many Parisian receptions, prior to experiencing the occupation during the Second World War. It was destroyed in 1969, then rebuilt and completed in 1975, to make way for a contemporary building.
Description
This flat, in a 1975 building with an interphone security system, is accessed via a vast entrance hall; the communal areas are immaculately kept. The security system also includes a caretaker, present 24h/24h, and video surveillance. A second access to the flat in an adjoining street is also covered by the interphone security system.
The flat spans three floors. The ground floor comprises an entrance hall, to the left is a separate toilet, opposite is a 7 m² (75 sq ft) walk-in wardrobe and at the end is a 25 m² (269 sq ft) study. On the first floor, opposite the stairway is an entrance hall which leads right into a double 58 m² (624 sq ft) reception room with two large picture windows that open on to the private 46 m² (495 sq ft) garden. “Rosa Bianca” marble floor and skirting tiles imported from Italy (respectively 30 & 10 cm (11.8 & 3.9 inches) wide). Said hall also leads left into a fully fitted kitchen with a marble work surface and a view over a roof garden. A corridor, to the left of the kitchen, leads to a bathroom and then a bedroom with parquet flooring and a dressing room. All the rooms have air-conditioning. The second floor is divided into bedrooms and their annexes. To the left of the landing is a bedroom with bathroom. Opposite is a separate bathroom. To the right is a bedroom, with another bedroom with bathroom at the end of the corridor. All three bathrooms have double wash-hand basins set in a marble surface and a toilet. The floor is surrounded by a 56 m² (603 sq ft) terrace with direct access to a garden where only one other co-owner has access. There is a 12 m² (129 sq ft) storeroom in the basement.
Our opinion
A place where discretion rules or for holding receptions, with two entrances whatever the use. The first is private and through the garden just like a private house, the second is via a vast reassuring communal hallway. In both cases, a place where private and public gardens are omnipresent.
