Location

Situated in Paris’ 9th arrondissement, the Rue Saint-Lazare, formerly the Rue des Porcherons and then the Rue d’Argenteuil, owes its current name to the Saint-Lazare home to which it led. Saint-Lazare was once a leper hospital which was totally pillaged and wrecked on 12 July 1789 before being transformed into a prison in 1793, the Lazarists then being dispersed following the Convention decree on the suppression of religious orders.
In the first straight part of this street, just a stone’s throw from Notre-Dame-de-Lorette church, this flat is situated on the 5th floor of a fully restored, 6 storey building built in 1900, with a digicode and interphone security system as well as a lift. It is the only flat on this floor.

Description

140 m² (1,507 sq ft) accessed from the outside via double landing doors secured by a 3-point lock.
The entrance hall leads into a large L-shaped kitchen, illuminated by three windows with a superb, unobstructed view over the roofs of the courtyard buildings. The old-fashioned floor tiles with their original pattern give the room a retro look. It features a zellige buffet and a work surface made out of a single block of black oiled stone.
To the left of the entrance hall and after the kitchen is a 40 m² (430 sq ft) living room with a fireplace and mouldings, illuminated by two windows giving access to a 12 m² (129 sq ft) balcony terrace. It has light oak wood, vitrified, herringbone pattern parquet flooring.
Respectively to the left and right of the living room are two good-sized bedrooms that also lead out on to the balcony.
In the right-hand bedroom, a painted tile, wood burning stove of Hungarian origin is framed by tall, wide moulding. At the end, hidden by a half-wall partition like a screen is a shower room with black mosaic tiling and a round wash-hand basin set on a solid wood stand. It has herringbone pattern parquet flooring and wainscoting on part of the wall.
To the left going out of the doorway are a toilet and a small hall area with cupboards.
The left-hand bedroom is also illuminated by a window with an unobstructed view over the rooftops of the surrounding buildings, a marble fireplace adorned with a mirror and herringbone pattern parquet flooring. To the left going out of the doorway is a bathroom with a 1930’s bath and wash-hand basin and a toilet.
To the right of the bathroom is a child’s bedroom, illuminated by a window and overlooking a quiet courtyard. It has a fireplace and strip pattern parquet flooring.
Panelling, moulding, fireplaces and period floor tiles are all preserved here. The flat has been decorated with the utmost care for detail (light-switches, door handles, tiling, tap fittings, etc.).
The entire flat has recently undergone major renovation works and all the rooms overlooking the street are now fitted with double glazing.

Our opinion

A family flat with spacious rooms. There is no wasted space with the large lounge ideally set out in the middle of the flat and a spacious kitchen providing a warm, friendly living room. The decoration is refined and the choice of sought-after materials gives an extremely pleasant retro look. The building and the public areas are immaculately kept.
