A traditional Mas house and its vines at the foot of the southern Cevennes Mountains

Location

Less than 50 km (32 miles) from Nîmes (TGV train line) and 60 km (38 miles) from Montpellier, near to Anduze and Alès, on the plains, on a small hillock above a stream, facing the limestone hills and their wooded stretches of evergreen oak trees.

Description

The property, partly crossed by a small river, spans a surface area of a little more than 22 ha (53 acres), including 5ha77a (14.26 acres) of vines (Merlot, Syrah, Grenache and Cabernet) and 13 ha of woods, the remainder being meadow, garden and farm land with a small, young olive grove completing the picture.
The originality of this estate comes from the existence of a water-carrying canal, known locally as “Béal”, comparable to that of a mill but used for irrigation; this canal with water rights, goes underground in places, then via an arch, like an aqueduct, it crosses the stream and expands into a retention pond; then when its gets near to the Mas, it splits into two and surrounds the house.

This traditional Mas house with its roof defined by a double overhanging cornice to which swallows’ nests are attached, has two keystones bearing the dates 1785 and 1786, probably its construction dates. Under the shade of impressive plane trees several hundreds of years old, it is laid out around a closed trapezium-shaped courtyard in an irregular U-shape.

The ground floor includes rooms used as outbuildings, former stables, a wine storehouse and a vast farming shed.

The habitable section, currently 130 m² (1,399 sq ft), with a 48 m² (517 sq ft) living room, a kitchen, a small lounge, 3 bedrooms and 2 shower rooms, is therefore on the first floor, and takes up the left wing and central section. The remainder, with large rooms spanning 141 m² (1,518 sq ft), awaits conversion.

The top floor over the central section and the left-hand side of the U (approx. 160 m² / 1,722 sq ft) was used for the silkworm nursery and therefore awaits renovation.

The outbuildings
At the end of the grasslands, a former Romanesque chapel, with an oven-shaped vaulted apse, is quite well preserved despite having been transformed for centuries into a barn and a farming shed.

Our opinion

This is a relatively rare opportunity to purchase an 18th century Mas, near to a town in the south of France renowned throughout the world. Characteristic of its region with spacious rooms awaiting conversion, this Mas is surrounded by a small vineyard for the pleasure of its owners and their friends and family, all enhanced by the aesthetic and beneficial presence of water.
