17th century traditional mas house and its olive trees in 18ha dominating a valley
Between sea and mountains, 55 km (34 miles) from Nice, dominating a valley through which flows the river Var, resembling the Verdon in colour.
30 minutes from the ski resorts and 50 minutes from the beach, near to the Entrevaux citadel dating from the 16th century and built by Vauban, with its magnificent perched castle.
50 minutes from the motorway, the French TGV train station and the airport, 5 minutes from the shops.
At the top of a narrow, winding path passing between “restanques” (dry stone, retaining walls) stands a traditional, south-facing Mas house dating from the 17th century, spanning approx. 240 m² (2,583 sq ft).
Originally built as a tower, one buttress still remains, and its lower vaulted part was once used for sheltering animals.
The exposed stone façade has been completely restored with lime pointing and the openings partly modified by the former owners.
All the rooms, apart from the kitchen, face south and therefore take full advantage of the view.
This proud-looking building, built on the lower slopes of a mountain and in a position dominating the river, in the middle of large, wide “restanques”, comprises 4 floors, 3 of which are independent.
The first, lower level leads out on to a large, tiled terrace bordered with tall cherry trees.
The exposed stone interior is vaulted and comprises a living room with an American-style kitchen as well as a bedroom with bathroom. A spiral stairway provides access to the second floor which also has an independent, outside access.
This floor comprises 2 vaulted bedrooms including one with an Italian shower, and a small cheese cellar carved into the rock.
The 3rd and 4th floors form the main flat with an indoor stairway and exposed beams. There is an exceptional view over the mountains, the valley and its sunsets.
The 3rd floor includes the north-facing kitchen, a south facing dining room with its wood stove and a south-west facing lounge.
The outside access leads on to a north-facing terrace that is bordered by a former bread oven and shaded by a very old lime tree.
This area also provides access to the laundry room.
The top floor was designed with 3 south facing bedrooms and a bathroom.
At the end of the “restanque” corresponding to the lower level is an enclosed swimming pool area (4x18m / 13.1x59 ft), with its pool house complete with an independent studio flat.
The 18 ha (44.5 acres) predominantly comprise olive trees (90 litres oil per year), almond trees, fruit trees as well as an oak forest and a vegetable garden.
The land is made up of numerous “restanques”, and the source feeds 3 fountains in the garden.
Approx. 200 m (219 yards) from the house are 2 waterfalls.
Several small outbuildings are used for storage purposes.
An estate filled with charm in a superb setting, immaculately kept, making it possible to benefit from the sea and the mountains. Olive trees, a magnificent view, just a few miles from a village with all amenities.
A source that feeds the property is an asset and its gentle murmuring refreshing. One section could be independent; construction of an additional, 72 m² (775 sq ft) near to the extremely pleasant swimming pool area is authorised. This property has everything for spending quality time with the family surrounded by nature at an altitude of 450 m (1,476 ft).
