
Near to Grimaud, 18th century traditional Mas house amongst the vines
Near to Grimaud, a village set in the heart of the Maures mountains and on the edge of the Gulf of St Tropez, perched on the hillside, with its Romanesque church and the ruins of its feudal castle. Just a few miles from the lakeside town of port Grimaud which attracts many international visitors, 35 minutes from Thoronet Abbey and 20 from Verne monastery. Six or so miles from Sainte Maxime and Saint Tropez, 80 minutes from Nice airport and 45 from that of Toulon-Hyères, 25 km (16 miles) from the motorway, 35 minutes from the TGV train station and 3 km (2 miles) from the shops.
A narrow dirt track leads to the entrance gates of this property, which is fenced in, surrounded by vines and nestles in a green setting.
This traditional, exposed stone Mas house was built in the 18th century and very well restored following local traditions and using quality materials. All the floors feature terracotta tiles.
The house is approached on the north side; the facade, as with all Mas from this period, is very sober. The openings, one on the ground floor and three symmetrical ones upstairs, are slightly arched with brick framing.
The south facade was modified with the creation of a 60 m² (646 sq ft) covered terrace, featuring wooden pillars. It has 3 facade windows and French doors on the ground floor.
The east facade is covered with Virgina creeper as is part of the south facade. The roof has a double overhanging cornice.
To the north, the very old entrance door opens into a large lounge with a fireplace. A large, south-facing picture window opens on to the terrace.
The kitchen with its old-fashioned extraction hood as well as a bedroom and its shower room also look out over this terracotta tiled terrace that opens on to the garden.
A straight stairway leads upstairs. The three south-facing bedrooms each have fitted cupboards. One large one with its own bathroom has access via the attic to a small solarium, and two have their own shower rooms.

A 43 m² (463 sq ft) exposed stone outbuilding with water and electricity was created using the same materials as the traditional Mas house.
The two large, south-facing garage doors as well as the windows have the same brick framing.
The garden spanning almost 1,700 m² (0.42 acres) is predominantly flat with a lawn on the south and east sides. The vegetation is both varied and flowering. A three hundred year old mulberry tree, with yellow leaves in the autumn, provides much needed shade, together with the oak, olive, cypress and ash trees. Fruit trees complete the property.
A well and a former wash house are yet more vestiges of the past.
One of the few traditional Mas houses dating from the 18th century still present in Grimaud, in a vine-growing setting. Very well restored and completely unoverlooked, it is ideal for making the most of events taking place in the Saint Tropez region whilst appreciating the countrified atmosphere.
