A traditional farmhouse in the Enclave-des-Papes area

Location

In the French department of Provence, in the Enclave-des-Papes area, in the middle of the Côtes-du-Rhône vineyards, on the outskirts of a medieval village.
25 km (16 miles) from an A7 motorway exit, 45 km (28 miles) from the French TGV train station in Orange, and 70 km (44 miles) from Nîmes-Garons airport.

Description

The property extends over a surface area of 1.8 hectares (4.4 acres) including 1.3 hectares (3.2 acres) of vines and 5,000 m² (1.2 acres) of gardens. The traditional farmhouse with approx. 400 m² (4,305 sq ft) of living space, previously linked to the wine-making activity and very run down, has been entirely renovated within the last 10 years with quality materials and great refinement.
The ground floor comprises a vast 84 m² (904 sq ft) lounge, set out in the former barn, a kitchen, a study, a linen room and a master suite comprising a 29 m² (312 sq ft) bedroom and a bathroom with an adjoining dressing room. This floor and the stairway are covered with polished and waxed Burgundy floor tiles throughout. Upstairs, a gallery leads to 3 suites as well as a superb mezzanine overlooking the living room, set out as a television area.
The bedrooms have sloping ceilings with exposed beams; all three have parquet flooring and a gas fireplace has been installed in one of them. All the bathrooms have showers; the third also has a Jacuzzi-style bath.
The basement has been converted to include a storeroom and a cellar, worthy of the most demanding vintage wine enthusiasts, is fitted with an air-conditioning unit so as to guarantee optimal ageing of the bottles.

The outbuildings
A garage and a workshop have been built near the house entrance, in the gravelled courtyard on the north side. A pleasant, elegant pool-house opens on to the large lawn at the end of the swimming pool; a lounge area with fireplace, a dining area and bathroom and toilet facilities have been installed so that the long summer days can be appreciated to the full. The 6x12 m (19.7x39.4 ft) overflowing swimming pool has a heat pump so that it can be heated at the start of the season for maximum use.

The 5,000 m² garden comprises a vast lawn featuring, amongst other things, lavender bushes and olive trees, two old lime trees shade the south facade of the house. A rose garden with numerous varieties and a vast clump of boxwood were planted a few years ago. An integrated watering system makes upkeep easier in this very sunny region. The 1.3 hectares of Côtes-du-Rhône vines are managed by a vine grower in exchange for a certain number of bottles.

Our opinion

In a region that is still rural and authentic, famous for its Côtes-du-Rhône wines and its truffle markets; the land of Provence really has no reason to envy its neighbour Lubéron. This traditional farmhouse is without a doubt an invitation to “do nothing” except swim, take afternoon naps in the summer lounge and partake of long evening meals under the one hundred year old lime trees, to the sound of the crickets.
The buildings are in pristine condition, the decoration refined, the rooms spacious, luminous and practical. The first (and last) impression is one of perfect harmony reigning between the practicalities and the elegance of the building: an outstanding success which will please even the most demanding.
