The planting of vines in this region dates from the Roman era.
This region comprises a succession of hills almost totally covered in vines, and small valleys with a variety of crops.
This wine-producing region currently comes under the “Appellation d’origine contrôlée Castillon Côtes de Bordeaux”.
The property: This vast estate which stretches over 60 ha (148 acres) is situated away from the main roads, just a few miles from a small peaceful village. This continuous property comprises a 20 ha (49 acres) productive vineyard, and 40 ha (99 acres) of forests, parklands and grasslands. In the centre of the estate stand a large, luxurious home and several buildings that are accessed through the vines and woods by means of a narrow road.
The large, luxurious home : this is a Carthusian monastery that was built in 1782 on an estate dating from the 13ème century; a driveway leads into a large courtyard formed by the L-shaped buildings; there is 400 m² (4,305 sq ft) of living space over two floors.
The caretaker’s cottage : situated near to the monastery, this stone house, in a good state of repair spans 100 m² (1,076 sq ft) and is currently lived in by a couple.
The hunting lodge : Spanning a surface area of approx. 100 m2 (1,076 sq ft), it is set in a valley, on the side of the road leading to the monastery, approx. 300 m (328 yards) away; it is used as a gathering place for hunters.
The stables, situated behind the monastery, were built at the same time, are in a good state of repair and have ten loose boxes.
A wind mill dating from the 13th century, spanning 95 m² (1,022 sq ft), near to the stables. Currently transformed into a dovecote.
A well which supplies the house, the wine storehouses and the parklands with water; it is situated between the stables and the mill.
The wine storehouses are old-fashioned, adjoin the large, luxurious house and span a floor surface area of approx. 1,000 m² (10,764 sq ft); the fermenting room.
The parklands span a surface area of approx. 1 ha (2.47 acres). The large courtyard facing the monastery features flower beds, superb trees, and, to the right when going towards the stables, a swimming pool in the middle of the pine trees.
The vineyard and the “terroir”
Appellation: “Castillon Côtes de Bordeaux”; this new appellation that replaced AOC Côtes de Castillon is two years old.
Type of soil: Argilo-calcareous soil and subsoil, then silico-argilo on a base of iron pan with iron slag which gives a specific bouquet.
Production: 1,000 hectolitres (22,000 gallons) per year: approx. 120,000 bottles.
Marketing: Sold in bottles to trades people in Bordeaux. Two labels.
The wine: the property’s wines are characterised by the mature, silky tannins of the Merlots, the deep colour and aromas of the Cabernet; the spices of the Malbec seal the personality of the wines of this “cru”. The wine has won several medals. Red wine.
The forest extends over several dozens of hectares between grasslands and valleys. It comprises oak, chestnut and pine trees.
A superb holiday haven that is peaceful due to its surface area, whilst being near to Saint-Emilion, a cultural and tourist mecca. Ideal for pony trekking in the woods, the stables are perfect. A swimming pool and also, just over half a mile away, an international golf course is in the process of being constructed.
The residence is vast and in a good state of repair and asks but to be lived in: it has a special charm, perhaps because of its history and its parklands. The vineyard represents a profitability that could be developed by means of a marketing strategy targeting private individuals.
