
860 ha (2,124 acre) estate in the Corbières region
This estate, 6 km (4 miles) from a village (1,000 inhabitants) with shops and schools, 135 km (84 miles) from Toulouse, 45 km (28 miles) from Carcassonne (A61), 111 km (69 miles) from Montpellier and 60 km (38 miles) from Perpignan (A9), takes in the rich plains of the Corbières region and the rocky foothills that protect it from the Mediterranean. The nearest beach is twenty or so km (13 miles) away, ten or so km (6 miles) as the bird flies). The surrounding countryside alternates wild heathlands, scrublands and vineyards peppered with traditional, refined farmhouses and imperial medieval buildings that bear witness to the outstanding history of the region.
The estate extends over more than 860 continuous hectares (2125 acres), including approx. 40 ha (99 acres) of AOC Corbières vines, in the heart of the Narbonnais Regional Park. Wild, rugged land, it comprises all the noteworthy features of the countryside of this region: heathland delineated by Alep pines, evergreen oaks, Kermes oaks, umbrella pines and heather, imperious rocks and steep-sided valleys, unobstructed views over the Mediterranean and the highest points of the Canigou mountains (plains at an altitude of 175 m / 574 ft, highest point at 290 m / 951 ft).
The plains (argilo-calcareous soil) have not only been dedicated to the culture of vines (40 ha / 99 acres of AOC Corbières, part of which is currently undergoing uprooting, the replanting rights have, however, been preserved), but also formerly that of lavender and almonds (abandoned following a recent fire).
Typical of rural Mediterranean architecture, all the buildings are laid out around a vast courtyard, closed by large entrance gates.
With its construction origins clearly dating from the 18th century, this architectural property appears to have been used for farming purposes from the beginning. This squat unit is closely grouped to shelter it from the elements. It has all the features of the houses of this region, uniting living areas and those for working (current workshop, 123 m² / 1,324 sq ft).
The main building (approx. 800 m² / 8,611 sq ft), in need of some attention and, in part, some restoration works, deserves to be renovated.
The outbuildings, honey house and sheep fold (573 and 234 m² / 6,168 and 2,519 sq ft) complete this property.
In the heart of a landscape where the ruggedness of the heights alternates with the Mediterranean atmosphere of the plains, where the wild heathland gives way to vines and cypress trees, this site undoubtedly leaves a feeling of astonishment. It is difficult to describe this place with its exhilarating windswept vastness and the sea on the horizon. The estate has excellent hunting grounds and is, nevertheless, potentially profitable because of the quality of its land and the possibility of exploiting miscellaneous species as well as its tourist potential.
