Location

Between Toulon and Hyères, on a coastline much sought-after for its climate, one of the mildest and sunniest in France. Less than 15 minutes from an airport and a motorway, 20 minutes from a TGV train station, 5 minutes from the shops and the sea. In quiet, ever agricultural surroundings with flower-filled terracing looking down on the sea.

Description

A little dirt track leads to the remote-controlled entrance gates. This house, constructed in the 1950’s, faces east-south-east. A large, ground floor terrace, dominating the sea, tops a closed area which has been converted into a vast living room. Near to an L-shaped swimming pool, a room including a shower and extended by an awning with a sink can be used for taking meals. A tennis court is laid out on the west side, not far from a cabin. The garden comprises flat terraced areas, interspersed by steeper sections. It is planted with ideally suited, Mediterranean species (cypress and palm trees as well as oleander and rose bushes). The architecture of the house is quite plain, the windows are straight and, on the east side, the openings comprise large picture windows.

The house

Its rectilinear architecture is plain, its facades are white, the quoins and several sections of wall around the house feature dressed stone. A sculpted virgin forms an integral part of the south wall. A large, south-east facing terrace, with terracotta tiles and bordered by wrought iron railings in places, lets residents contemplate the sea and its islands.


Ground floor
The entrance hall on the north-west side is spacious and extremely bright courtesy of two large openings, enhanced with wrought iron. A wide stairway provides access to the garden level. A door opens into the large lounge, with its fireplace and its very high ceiling, adorned with beams. A sliding picture window opens on to the terrace, just like those in the two adjoining rooms: a dining room and a bedroom with a bathroom. On the north side are a kitchen, a study and two separate toilets. The floors are covered with greyish-white tiles, apart from the bedroom which is carpeted.
First floor
A stairway leads up from the lounge to a mezzanine-library and two bedrooms with sloping ceilings, one of which has its own bathroom. Attic space is used for storage purposes. The floors are carpeted.
Garden level
This level is reached from the main entrance hall via a stairway, with wrought iron railings, going down into a large main room which also opens on to the outside via small-paned picture windows. Laid out under the large terrace, this vast, bright room adjoins a kitchen area. The remaining floor surface area is divided between four bedrooms, a fifth bedroom with its own shower room and two bathrooms, as well as a cellar and a boiler room. This level could become self-contained. The bedroom floors are carpeted whilst the main room has terrazzo flooring.

Our opinion

This property, in a tranquil, agricultural setting, stands out courtesy of the rare feeling of spaciousness that it exudes for its residents. With a reception area spanning 70 m² and opening on to the terrace, together with its flexible layout, the entire garden level, with its five bedrooms, could be converted into a self-contained flat. Additional assets such as the swimming pool, the tennis court and the sea views from all the main rooms, should convince potential buyers to undertake some works and to redecorate this residence which is ideal for receiving as well as for accommodating a large family or passing guests.
