A remarkably well restored, 16th century manor house
and its outbuildings with 3 hectares in Côtes d'Armor

Dinan, COTES-D'ARMOR brittany 22100 FR

In Brittany, in the French department of Côtes d'Armor, near to the main Rennes-Saint-Brieuc road, not far from a small market town some thirty kilometres from Dinan, a town of art and history.
The regional capital is forty or so minutes away.
The nearest shops and amenities are less than 2 km away.

A narrow country lane, off a secondary road, leads to a quiet hamlet. Gates in the stone wall delimiting the north side of the property provide its entrance. Westwards, on the right-hand side, stand this manor house and a first small outbuilding. The main outbuilding is on the east side. The parklands, extending southwards, together with pastureland and a lake, are all bordered by a narrow stream.

The manor house

This east-west-facing, granite and rubble stone construction with its long-sloped roof was built in the 16th century. It spans approx. 460 m² of living space over 3 levels.
The polygonal tower, with its candlesnuffer roof and housing a stairway, is partly incorporated into the carcass on the rear facade.
The manor house’s elongated layout, characteristic of dwellings with two rooms on the ground floor, connects a room, originally the kitchen, to the gable end of the main room. Said main room provides access to a storeroom of a similar length set in the rear section.
The kitchen leads to a back kitchen with a fireplace, a wall cupboard as well as an alcove, and then to the latrines.

Ground floor
One of the entrances opens directly into the dining room with its Burgundy flagstones, its exposed stone walls, a fireplace and an arched doorway. The kitchen, with a dresser and terracotta floor tiles, has a door leading outside and a small cellar.
The second entrance provides direct access into the living room, also with Burgundy flagstones as well as exposed stone walls, a superb beam system, 17th century doors and a fireplace.
A living room, with painted cement floor tiles and a door leading outside, has been turned into a bar.
This floor also comprises a shower room and a toilet.

First floor
The spiral stairway provides access to a first east-facing bedroom with parquet flooring and a listed fireplace. It adjoins a bathroom with a separate toilet.
Two other bedrooms, following one after another and separated by a dressing room, share a bathroom and a toilet.

This space currently used as attics could easily be converted. One of the attics provides access via a narrow stairway to the room at the top of the stairway tower.

The outbuildings

- A 10 m² workshop adjoining the manor house.
- A 64 m² shed.
- A 19 m² lean-to.
- A 10 m² garden shed.
- A woodshed.

Our opinion

Reached via a secondary stairway as is common in this type of construction, the superb room at the top of the tower evokes a lookout room. It also brings to mind that of the castle in the Perigord region where Montaigne set up his library and wrote his famous “Essais”, at the very same time that this Brittany manor house was built. Obviously of an ideal size for studying and meditating, this property will incite any new owners to unpack their books and other treasures, especially as the view to be had from the top windows is enough to inspire the most exalted minds. The quality of the restoration works is also worth taking a look at and the enhancement of its old features will transport all dreamers back to the 16th century. The fixtures and fittings in the kitchen and bathrooms will, however, remind them that they are living comfortably in the 21st century.
This estate can be further developed through the purchase of an old, 18th century, traditional, local farmhouse in the immediate vicinity of the manor house.
