An 18th century manor house and its 5,000 m² garden
on the outskirts of Quimper in South Finistère

Location

Five minutes from the town centre of Quimper, capital of the Cornouaille region and prefecture of the French department of Finistère. The town is crossed by the river Odet, often cited as one of France’s most beautiful rivers, which flows into the sea at Benodet.
Quimper airport has 75-minute flights to Paris-Orly and its TGV train station will soon make it possible to reach Paris-Montparnasse in 190 minutes.
The seaside is but 15 km away.

Description

Just after leaving Quimper, the road crosses a narrow country lane that leads to the manor house, standing in a very wooded, undulating setting. Gates between two tall pillars provide access to the manor house and its 5,000 m² garden set out on two levels, enclosed by stone walls. In 1719, this large 18th century building, the origins of which date back three centuries, saw the birth of François-Julien-du-Dresnay, known as the “Chevalier des Roches” (knight of the rocks), one of the founders of the French Marine Academy, who was also governor of the Mascarenhas Archipelago in the Indian Ocean, and then squadron commander of the French navy. The property was then purchased by the Count of Keratry, writer and member of the French parliament for Finistère, member of the French Council of State and French peer.
A chapel and an outbuilding stand in front of the manor house. Behind it stretches 2.5 ha of woods.

The manor house

This vast dwelling spans approx. 340 m² of living space under a slate roof. Its main south-east-facing facade features 18 drop arch windows, a main door and another on the left-hand side. It is also possible to enter at the back via the kitchen. The entire house is bordered by a paved terrace spanning approx. 120 m².
On the right-hand side, a building spanning approx. 100 m² extends the ground floor.


Ground floor
The front door opens into a large vestibule which contains a stone stairway leading up to the first floor. It provides access to the fitted kitchen with its fireplace as well as its acacia and chestnut wood parquet flooring. A door leads out the back of the mansion house. A wide passageway on the right-hand side opens into the dining room with its parquet flooring and impressive stone fireplace.
A door, on the left-hand side, opens into the first lounge, also featuring parquet flooring and a wooden fireplace, which, in turn, provides access to the storeroom-wine cellar. It precedes a short corridor that leads to the second entrance hall with its wooden stairway leading to one section of the first floor, and then to a toilet and to a second lounge-library with its tiled floor and large open fireplace, set in an exposed stone wall.
The kitchen provides access to the annex building. It houses a pantry, a boiler room with a Wiessmann boiler, a laundry room, a workshop and a large room as well as a bedroom with a bathroom, a toilet and a separate entrance.

Half-story
This level comprises a bedroom with a fireplace, a bathroom and a toilet.
First floor
The first floor comprises five bedrooms with parquet flooring, a fireplace and panelling. One of the bedrooms has its own shower room, another has a toilet. There is also a bathroom with a toilet.
Second floor
This floor comprises a large attic, which could be fully converted, including a room with a fireplace.
Chapel
This chapel dates from 1678 according to the inscription engraved above the door.
Outbuilding
This building, which could be converted, spans approx. 100 m² and awaits restoration.
The garden
The completely enclosed garden extends over two levels, spanning a total of 5,000 m². A stairway with two flights of stone steps leads down to the lower level.

Our opinion

The prestigious pedigree of this elegant manor house is predominantly reflected in the size of its rooms, even though the upstairs and the attic are in need of finishing works. The proximity of the town centre and its rural surroundings form an ideal conjunction for those wishing to start up a hotel and catering activity, especially as the second entrance with its wooden stairway and the large lounge-library would make it possible for future owners to live independently. The large annex building and the outbuilding awaiting restoration could also be transformed into holiday accommodation units.
The garden set out on a lower level is but waiting for an ornamental pool or even a swimming pool which could easily be installed at the foot of the steps as all the necessary connections have already been laid on.
