Location

In the Trégor region in the French department of Côtes d'Armor, not far from a large town connected to Paris via TGV train lines. This property, on the undulating, wooded territory of a commune with all amenities, stands in a rustic setting on the outskirts of a market town.

Description

A country lane provides access to this property with its manor house, the origin of which dates back to the 15th century, with its three outbuildings set out around solid, level, verdant ground. In addition to the manor house, this property comprises a traditional, local farmhouse, set at right angles, a guest house and an open stone building in use as a garage. It also includes woods and grasslands spanning a little more than 2.5 ha.

The manor house

This manor house, dating from the late 15th century and built of granite with a slate roof featuring triangular pediment roof dormers, is rectangular in shape. It has a tower that is partly incorporated into the carcass. Its height is offset by the shape of two roof dormers with steep gables which enhance its streamlined shape. The entrance door has a triangular archway topped with an ogee arch decorated with curly kale and a finial. The dressed stone facade features mullioned windows and faces south-south-east. The three levels on the inside span approx. 285 m² of living space and comprise two vast areas set out on either side of a load-bearing wall, in front of which stands the tower, providing access to all the rooms. Only the ground and the first floors have an additional area which was converted following the creation of the manor house.
The stairway tower is unusual, making this manor house stand out from others of the same period. It is, in fact, topped with a lookout room and a dovecote.


Ground floor
The entrance door provides access to the main through room, spanning almost 50 m², with its monumental fireplace, complete with adornments and coats-of-arms. This room provides access to the tower and a second room, a dining room, also with a monumental fireplace. This room has one door leading outside and another leading to a kitchen (with storage areas, a laundry room and a toilet), a conversion created at the back of the manor house. The floors are tiled and the ceilings feature exposed beams and joists.
First floor
The lack of a landing in the tower means that the rooms on this floor are on different levels. Consequently, the bedroom on the right-hand side is lower than that on the left-hand side. This floor comprises two bedrooms (one of which is a through room) with monumental fireplaces, complete with adornments, a bathroom, a shower room as well as two laundry room and storage areas.
Second floor
This level is under the rafters and the ceiling is higher. As on the first floor, it comprises two communicating rooms, a study and a bedroom, as well as a bathroom, a cloakroom and a toilet.
Tower
On the second floor, a very narrow stairway provides access to two areas located at the top of the tower. The first is a lookout room; the second, above it under the rafters, is a former dovecote with sixty-six dove-holes.
Farmhouse
The traditional, local farmhouse stands at right-angles to the manor house. It spans just one floor with an attic. Approx. 35 m in length, it comprises six rooms (including one of 105 m²) and a corridor, all spanning a total floor surface area of approx. 210 m². It awaits full restoration works and is currently used but as storage space.
House
A house awaiting renovation stands on the west side of the property. It comprises three rooms and approx. 65 m² of living space.
Garage
This open, stone garage, spanning approx. 70 m², has a slate roof.

Our opinion

The harmonious proportions of this reasonably-sized manor house leave no-one indifferent. Its appearance and its elegance have come untarnished down through the centuries and its listing with the French Historic Monument Association has bestowed it with all the attention due to such a building. New owners will, therefore, be able to take over the reins of this manor house easily as there are very few works to be carried out. The outbuildings, however, could be converted, their capacity constituting a major asset.
