manors for sale - aube - champagne-ardenne

A luminous manor house, dating from the Roaring Twenties,
on the outskirts of a small town in the French department of Aube

Location

4 hours from Brussels, 3 hours from Luxemburg, 2 hours from Paris and 1½ hours from Dijon.
In a delightful little town surrounded by hills and vineyards, with some 5,000 inhabitants as well as its French SNCF train station and all the necessary requirements for daily life, including a few good restaurants.

Description

This property stands behind its elegant gates in a quiet, residential district. The railway station and the town centre are but 5 minutes away on foot, a narrow road passes by on a lower level.
Enclosed by walls and fencing, partly concealed by vegetation, it is in a dominant position in its immaculately kept, flower-filled parklands with a wooded section and shady areas for relaxation as well as a few fruit trees. Just a stone’s throw from the countryside.
This property is not overlooked but far from being isolated.

The manor house

Constructed in 1920 of stone, brick and half-timbering, its three main floors are built over semi-underground cellars. The multi-sloped, slate roof features several roof dormers.
The building includes various period architectural features such as its bow windows, its turret and the varying heights of its roofs, all constructed using the best of materials. It stands roughly in the middle of its garden with which it communicates via numerous accesses.

Ground floor
The main covered entrance is accessed via a few steps leading up to its porch way.
The impressive 56 m², central hall with its delightful ladies’ sitting room area and reception rooms, set out one after the other, is taken in with a single glance, whereas the parklands catch the eye through doors and windows.
The spacious kitchen still has its cement tile floor and its impressive glazed extractor hood. This room, particularly luminous courtesy of its double aspect, is extended by a pantry.
This floor also includes a small television lounge, adjoining a large study which exudes a great deal of gentle almost feminine charm.
Many of the rooms are enhanced by marble fireplaces, wood panelling and mouldings around the carefully polished, herringbone pattern parquet floors.
The hallway houses the splendid oak wood stairway which leads upstairs. There is also a narrow back stairway next to the kitchen.

First floor
This floor comprises two large bedrooms, respectively spanning 30 and 40 m², as well as two particularly charming “retro” style bathrooms. The three other bedrooms are smaller, measuring between 14 and 23 m², but they each have their own separate toilet. The 40 m² hallway ensures the privacy of each bedroom.
The rooms have marble fireplaces and superb oak wood floors. Some are extended by small balconies set out directly above the bow windows, providing a splendid view of the garden.

Second floor
A spacious landing, fitted with numerous cupboards, provides access to a linen room, a shower room, three bedrooms and a 17 m² room which could be turned into another bedroom or a bathroom.
Basement
The semi-underground basement comprises a laundry room, a boiler room, a wine cellar, two woodsheds as well as space for sheltering 2 or 3 cars in addition to the double garage, constructed outside at the end of the parklands.
Outbuilding
This 2-car garage is at the end of the parklands.

Our opinion

The Roaring Twenties, between the end of the First World War and the start of the Depression, were a time of freedom and creation in France. Although the Art-Deco period was but in its infancy, this vast expression of emotions also resulted in an inventive, unbridled architecture, of which this manor house is a prime example. Its large rooms and its luminosity form the ideal setting for enhancing an astonishing decor where oak wood takes pride of place, together with exquisite finishing, even in its most ordinary of rooms. The preservation of its extremely beautiful original features, today, provides it with a natural and original elegance that extends out into the parklands, giving rise to the desire to eat outside on the grass. Whether for accommodating a large family or for entertaining, the new owners will be able to take advantage of this profusion of modern-day home comforts and refinement without having to carry out any works.
