Location

This property stands in the midst of wonderful, undulating, wooded countryside, near to large national forests and villages with old residences. Paris is 280 km away and Angers, with its TGV station providing 90-minute links to Paris with more than 10 return journeys per day, is 30 minutes away. Slip roads on to the A11 and A85 motorways are 10 km away. All shops and amenities, as well as a golf course, are to be found in a small nearby historic town.

Description

A lane crosses the fields to the property, leading to a rear courtyard, a parking area and the main courtyard. The buildings are set out around said main courtyard with, first of all, a 15th century residence, followed by a chapel and an outbuilding connected to a small dwelling and, lastly, an old barn. The old chapel, the outbuilding, the small dwelling and the old barn have all been converted. The garden is laid out around these buildings, notably with troglodyte caves to be found behind the outbuilding and the small dwelling.

The residence

This residence, built of lime-rendered, quarry stone blocks, comprises a ground and a first floor, under a slate-covered, gable roof. A square tower, protruding from the main facade, houses the stairway. The roof dormers on both sides are adorned with triangular pediments, like the tower itself. Behind the residence is a square turret and a gable wall features a small, single-storey building, topped with another gable roof.


Ground floor
This level comprises a kitchen, a lounge-dining room as well as a bedroom and a bathroom.
First floor
A landing room on the first floor provides access to two bedrooms and a shower room.

The old chapel

This old rectangular chapel, built of quarry stone blocks, spans two levels. It features a slate-covered, gable roof.


Ground floor
The ground floor comprises a reception room, with an open-plan kitchen, and a toilet. A stairway goes upstairs.
First floor
The landing provides access to two bedrooms and a shower room.

The outbuilding

This long building is built of lime-rendered, quarry stone blocks and topped with a little slate-covered, gable roof. It communicates with the small dwelling via a gable wall.


Ground floor
The ground floor comprises a studio flat, with a mezzanine and a shower room, a study with a bow window overlooking the troglodyte caves, a linen room and, lastly, a kitchen used by the small dwelling.

The small dwelling

This small dwelling is built of dressed stone and lime-rendered, quarry stone blocks. It spans two levels and is topped with a slate roof.


Ground floor
The ground floor comprises an entrance hall, which communicates with a kitchen in the outbuilding, a lounge, a bedroom and a shower room. A stairway goes up to the first floor.
First floor
This level includes two bedrooms, each with its own shower room. One can be reached from the ground floor of the small dwelling, the other via an outside stairway on the gable wall.

The old barn

This old barn, built of quarry stone blocks, spans two levels. It is topped with a slate-covered, gable roof. A little building on one side houses a boiler room. The gable wall features a covered terrace area.


Ground floor
This level comprises a large function room, a professional kitchen, toilets, a bedroom and a shower room. A stairway goes up to the first floor.
First floor
The hall area provides access to nine bedrooms and four shower rooms.

Our opinion

All the buildings are interesting as they are representative of the rural architecture to be found in the Anjou region over the centuries. The pleasant view takes in the little valleys and the woods surrounding them. Such a countrified setting is extremely appealing. This property is now designed to be used for a professional activity. Perfectly equipped, it is immediately operational and could also be expanded. In any case, the layout of the premises guarantees the privacy of a section for family use.
