manors for sale - in the french department of eure - risle valley

An appealing, 18th century manor house, restored in keeping with its original style,
with 4,000 m² of land just 150 km from Paris in the French department of Eure’s Risle Valley

Brionne, EURE upper-normandy 27800 FR

Although 150 km away from Paris via the A13 motorway, Deauville and its seafront are about an hour away. The nearest village with all essential shops is 6 km away. The town of Evreux, with its station, its schools and its administrative infrastructures, is some 30 km away. Another train station is 6 km away.
A renowned golf course, 7 km away, will appeal to golfing enthusiasts.

10 km of verdant countryside separate the motorway and the main road from the village which is home to this property. Tall entrance gates open to reveal this manor house, standing in all its elegance in the centre of the property, fully enclosed by hornbeam hedges. A small outbuilding at the back, used for storing tool, could be converted into a small house.
A garden, with a French formal air, flanks the manor house. Beautifully trimmed and well aligned boxwood bushes border a gravel driveway, leading to the front door of the residence.
With the village church nearby, it would be possible to believe that these premises were once occupied by members of the clergy.

The manor house

The half-timbered facades of this residence, dating from the late 18th century, display rare and original motifs that are nevertheless representative of Normandy. The hip slate roof, adorned at each end with finials, features hip roof dormers with arched openings, just like the double, arched, wooden entrance doors. The lower sections are constructed from white stone and brick.
The building spans a floor surface area of approx. 180 m² over three levels. Comprising a kitchen, a lounge, four bedrooms as well as two bath and shower rooms, it is illuminated via wooden-framed, double-glazed, small-paned windows. It has been fully renovated in keeping with its original style, using noble materials.

Ground floor
A small entrance hall provides access to two rooms, a kitchen-dining room, adorned with a monumental fireplace flanked with white stone, and a lounge, also featuring a fireplace, as well as to a door leading out the back of the residence.
A right-turning stairway, with oak wood steps, railings and handrail, leads to the upper floors.
Metal bars protect the windows on the ground floor.
The floors in the hall and the kitchen-dining room are covered with old, square or hexagonal terracotta tiles. The lounge floor is covered with sealed, oak wood, randomly-matched parquet flooring.

First floor
A landing provides access to two bedrooms, featuring fireplaces with cupboards on either side. The two rooms are separated by a shower room with a toilet.
The floors are covered in oak wood parquet flooring with terracotta tiles in the bathroom.

Second floor
This attic floor features the exposed roofing framework. The floors in the two rooms are covered with oak wood, sprung parquet flooring, whilst the bathroom floor is covered with terracotta tiles.

The outbuilding

The facades of this outbuilding, standing at the end of the garden alongside the fence, are protected by a hip, tile-covered roof. A window illuminates the room which is entered via a wooden door.
This outbuilding, spanning a ground surface area of approx. 30 m², could be converted into a small house with a mezzanine. It is currently used for storing garden tools.

Our opinion

Exposed brick is contained in a framework of half-timbering, forming a variety of patterns. The facades, reflecting a certain sophistication courtesy of the geometrically arranged diagonal, diamond, rectangular and oval shapes, are as warm and welcoming as they are elegant. The inside is also red and brown in colour. The brick of a monumental fireplace and the terracotta floor tiles blend with the wood of the stairway, the beams, the old cupboards, the door and window frames as well as the floors. And everything has already been done to make it as easy to move in here as it is to fall under the irresistible charm exuded by this manor house.
