Location

Paris is 125 km away and the Normandy coast just 90 km. All shops and the train station with links to the French capital are 10 minutes away by car.

Description

A country lane leads from a small village to the property’s porch way. Its rectangular grounds span more than 9,000 m². On the right-hand side is the caretaker’s cottage, followed by a gravel driveway leading to the manor house. The covered swimming pool is on the left-hand side. The property is far from being isolated, but is not overlooked by the neighbouring houses. Behind stretch fields for as far as the eye can see. An immense forest, on the other side of the lane leading to the entrance, can be reached on foot.

The manor house

This manor house is built of stone and flint in an L-shape. Its two sides adjoin a central, square tower, with an extra floor and a pymamid roof. On one of the gable walls is a watchtower resting on 3 rectangular stone corbels. At the other end is a lean-to, supported by wooden posts on stone pedestals, sheltering a summer kitchen and barbecue. The front facade has a conservatory, with brick lower sections, that provides light throught the ground floor. The gable roofs are covered with local flat tiles and feature numerous roof dormers with overhanging eaves in line with the ground floor windows. The excellence of the facilities in this sober residence is reflected in its decoration, its fixtures and fittings, the materials used as well as the number of shower and bathrooms in relation to the number of bedrooms.


Ground floor
There are two possible entrances, either via the conservatory, or via the back kitchen. Near to the lean-to where cars can be parked, the door into the back kitchen also provides access to the basement, the boiler room and the kitchen. Then, the old entrance hall provides access to the lounge, the conservatory, the hall area leading to the bedrooms and the foot of the wide wooden stairway. Its steps, covered with sisal matting, going upstairs.
First floor
The first floor is reached via the stairway housed in the square tower. A landing room provides access to a television room, a games room, two bedrooms and a bathroom with a shower and a toilet. On the other side, a corridor leads to two bedrooms and a bathroom. The tower also has two rooms on two levels that could be converted into a study or a workshop.

The caretaker’s cottage

Built of rendered chipboard with a traditional roofing framework, this dwelling comprises a living room with a cathedral ceiling, a kitchen with an eating area, a shower room, a toilet and a bedroom on a mezzanine floor. There is a garden tool shed. It spans a total floor surface area of approx. 70 m².

The swimmming pool

This large, heated, covered swimming pool (16x6 m) can be uncovered in the summer months courtesy of its rail-mounted framework. The pool has a cascade, teak decking and a diving board.

Our opinion

The elegance of the residence and its facilities are such that there are no works to be scheduled, a sufficiently-large garden that can easily be maintained without wearing its gardener out, a covered, heating swimming pool and a caretaker’s cottage that could be transformed into a guest house. Conches-en-Ouche train station, barely ten kilometres away, will make it possible for Parisians to escape traffic jams after a weekend away. The immediate proximity of the forest is but an invitation for long walks or bike rides.
