Description

This property comprises a house, spanning 210 m² of living space, in a wooded, walled garden, spanning approx. 800 m² and featuring a terrace. This villa was built in the 1930’s and comprises a basement and a ground floor, topped with first and second floors. A great deal of attention was paid to the interior layout. The ground floor comprises a vestibule, housing a stairway, a lounge-dining room and a kitchen, complete with its eating area opening on to a terrace. The first floor includes the master suite with a bedroom, a dressing room, a bathroom with a bath and a shower, a toilet and a study which could become another bedroom. The second or children’s floor has a bedroom with its own bathroom, two other bedrooms, a shower room and a toilet. The basement houses the boiler room with its recent boiler, a cellar, a games room and miscellaneous storage areas. The inside still has many original features, such as cement floor tiles, herringbone pattern parquet flooring, fireplaces, cupboards and old doors, which have been enhanced by contemporary decoration.

The house

This house was built in the 1930’s on a large plot of land, surrounded by high stone walls, on the edge of Perreux Park. It spans 3 levels: a ground, a first and a second floor, all built over a basement. The architecture used for this project was extremely sober, with a large number of features characteristic of middle-class homes at that time. It has a tall east-west facing pavilion, flanked by an impressive wing set slightly back at right angles, under a gable roof. The facades feature tall openings, fitted with railings and surrounded by concrete lintels as well as jambs and closed by folding metal shutters. Said facades are rendered and painted in pastel hues. Both the steeply sloping roof on the wing and the gently sloping pavilion roof are completely covered with interlocking tiles with elegant edges. It spans a total living space of approx. 210 m², in addition to a basement of approx. 70 m².

Ground floor
The ground floor is completely given over to reception rooms. The house is reached via several steps going up to a porch way, leading to a vestibule, with a right-turning, wooden stairway, featuring wrought iron railings, cement floor tiles, a wrought cast iron radiator and a guest toilet. It has double doors on either side. One set open into a through lounge-dining room with herringbone pattern parquet flooring, cornices, wainscoting, old cupboards as well as recesses and, the other set on the other side, into a through, fully fitted kitchen with an eating area. A wide, sliding picture window provides access on to a terrace. The kitchen has contemporary floor tiles, a partially coffered ceiling and painted walls. Behind, dominating the garden, is a covered, Comblanchien stone terrace, ideal for receiving numerous guests, as well as a barbecue and a sundeck.
First floor
This floor is currently reserved for the property owners. The landing is decorated with an original wall covered with a painting of a scene from Venice. The master, triple aspect bedroom has herringbone pattern parquet flooring, cornices and a marble fireplace. A door provides access to a dressing room leading to a bathroom featuring marble and mirrors, with an Italian-style shower, a bath and a wash-hand basin. There is a separate toilet and a study, with herringbone pattern parquet flooring, which could be used as an extra bedroom.
Second floor
The second floor has the children’s bedrooms. The landing, illuminated via an old atrium, is big enough to be used as a games room. A first, double aspect bedroom has a sloping ceiling. Its parquet flooring is carpeted, whilst the adjoining bathroom has a bath and a wash-hand basin. The second and third bedrooms also have sloping ceilings and carpet covering the parquet flooring. A shower room is fitted with a shower and a wash-hand basin. There is a separate toilet.
Basement
The basement, spanning approx. 70 m², can be reached either from the kitchen or from the garden. It comprises a games room awaiting renovation, a boiler room housing a recent Frisquet, mains gas-fired boiler, a wine cellar, a laundry room and storage areas.

Our opinion

The current owners have skilfully renovated this house such that the living areas are perfectly organised to provide a maximum of well-being for all members of the family, with a modern decor providing a refreshing touch to all the rooms whilst blending in with the original architectural features. This residence is then free of all conventionality and uniformity. Beyond its high garden walls, this family home benefits from surroundings that have long been chosen by the shrewdest and most demanding of residents. Everything, including schools and shops, is within walking distance.
