This property, in the French department of Côtes d'Armor, not far from the canal between Nantes and Brest, is a few minutes from the centre of a village with more than 3,000 inhabitants. Standing in a countrified setting, these premises are near to numerous infrastructures, shops, primary and secondary schools as well as sixth form colleges to be found in the commune. Three train stations are each about 50 km away.

Description

Nestling in verdant, undulating surroundings, this property is at the end of a little country lane. Three buildings, including a 15th century style manor house, are set out around a small courtyard, surrounded by gardens, woods and grasslands. Nearby, another two outbuildings are used for storage purposes. The land around and about is untenanted and could easily accommodate horses or other animals. The main house

The origins of this main house date back to the 15th century. Constructed of granite, it spans 175 m² of living space over three levels under a slate roof.


Ground floor
A flight of steps goes up to a front door, topped with an ogee lintel. It opens into a 63 m² open space, comprising a living room as well as an open-plan kitchen. Its features include exposed ceiling beams and stone walls as well as floor tiles. It has underfloor heating. A closed-hearth fire provides additional heat.
First floor
A stairway, made from oak wood found on the property, goes upstairs from the centre of the living room. A landing provides access to two bedrooms and two shower rooms. This level communicates directly with the rear section of the house.
Second floor
This level, under the rafters, forms one vast, unique room, spanning a ground surface area of approx. 60 m². It includes one area for sleeping and another for relaxing.

The outbuildings

These outbuildings comprise two guest houses, dating from the 18th century, a workshop extending the main house, two adjoining storage areas and a shed.


Guest house
The first, stone guest house, facing the main house, is topped with a slate roof. Spanning approx. 60 m² of living space, it comprises a ground floor with a living room and an open-plan kitchen as well as a closed-hearth fire. Upstairs are two bedrooms with a shower room and toilet. It is flanked by a carport on one of its sides.
Guest house
A second guest house, set back from the main house, also spans a surface area of approx. 60 m², with a similar layout to that of the previous guest house. It therefore comprises a living room with an open-plan kitchen on the ground floor as well as two bedrooms and a shower room, with a toilet, upstairs.
Workhouse
Adjoining and extending the left-hand side of the main house is a workshop, spanning approx. 80 m². It includes a study area and a room laid out as a laundry room and a shower.
Garage
Two adjoining buildings are to be found behind the main house on the north side. Comprising two sheds, respectively spanning approx. 28 and 39 m², these are used for storing the miscellaneous tools required for maintaining the property.
Garden shed
A garden shed, spanning approx. 16 m².

Our opinion

Peace and quiet reigns over this property, its surroundings acting as an invitation to explore the pathways going through nearby forests or alongside the Nantes-Brest canal, inciting residents to travel from lock to lock. The buildings can be lived in straightaway and have no need of any major works.
